How to Retire In Your 30's Part 1

In a world of uncertainty, most would have retirement thoughts as far away from themselves as possible. In fact most people are clinging to job security at a time when I am running from it. If this seems frightening then this post is for you. I want to show you a few simple steps to take to map out a plan so you can retire several years, if not decades, early. Retiring early is a must. It was all I could think out. Day and night-I just wanted my freedom. Why are people programmed to think retirement age is 65?

$10,000 in 19 minutes!!!

Yes it is true. I made $10,000 in 19 minutes by sending one text message. I assigned a duplex to another investor on my "buyers list". It is all documented. Now the investor has over $30,000 in equity and over $350 in monthly cashflow. I just love this real estate game. The stategy is very simple.

1. Find a motivated BUYER

2. Find a property 30%-50% below value

3. Match the BUYER and the PROPERTY together and get paid.

Get it done.

Determining Who's MOTIVATED To Sell, And Who Isn't

I hope by me writing this, i can HELP some of the "newbies" out there that may be having trouble trying to determine who's "REALLY MOTIVATED" and who's just NOT MOTIVATED enough to sell to us(REI's). Now, when your first starting out your probably going to want to pursue every "Prospect" that you get, but if your Marketing and Advertising is working CORRECTLY, then theirs going to be a time when you just can't pursue every single "Prospect", because your business is growing and time becomes more of an issue.

Paying a Realtor in a Wholesale Assignment

When doing an assignment of contract you may have the question: How does the Realtor get paid?

Many think that an assignment of contract has to do with putting a property under contract then raising the price and making the difference. What I described is often called a double closing.

To do an assignment of contract without raising red flags you will put a property under contract with "and/or assigns" in the contract. You then find a new buyer. This new buyer pays you before closing at the time you are going to "assign" or sell the contract to them.

Well let's rain on my parade

Well after talking to 5 diffrent real estate agents they've told me that buying REO's is very hard and that the bank HATES working with assignment deals and that the agent has sold about 30 this year and that doing assignments wont happen. They suggested why dont I go and get a real estate license, I'd be more profitable by that.

I did it!!!!! My first $10,000.00 assignment!

O.k I was gonna wait until I close but I am bursting at the seams wanting to tell everyone.

I have just done my first assignment for $10,000.00. Hope to close by the end of the month.

I can not believe it. I bought Dean's book 3 months ago and I am about to close my first deal.

Here's the kicker... the investor that I just assigned my deal to has set a goal to purchase 25 properties in my area. This assignment is #9 and he want's me to be his bird dog and find him 16 more properties.

AHHHHHHHHH! I am so excited!!!!
