I have a few questions

I receive a local newspaper and in the back there are Public Notices such as "Fictitious Business Names" etc, there are also "Notice of Trustee Sale" it lists the property address, how much is owed, the owner and when the auction will be. Are these foreclosures, preforclosures? Where do I find the forms for Investor Disclosure Statement & Sellers Acknowledgement, the Property Disclosure Statement and the Discharge of Purchase Agreement AND last but not least. How do I find a decent RE Attorney in my area besides thumbing through a phone book?

I have a lease-option question.

I came across a motivated seller that would consider a lease-option. Area prices are $183-207K. Asking price is $187,000. Property built in '81 so it needs approx $30k to update. I want to be able to assign it if I have to. But plan to actually live in it while updating it. Renting out my current house for possibly a small cashflow.With no cash and poor credit, how would I structure this deal as a win, win with minimal risk to myself? Help! The owner is ready to go!

Newbie on the move! I think???

Hi everyone! I've just started with DG, finished reading his book (for the 1st time, probably will read it about 6 more times!). I have started canvassing real estate agents & mortgage brokers, working on my buyers list, etc. but,,,, I've been eyeing investment properties in the area before even purchasing Dean's book and within the last week a gorgeous 3 unit / 2 car garage property came up for sale. The property has rental income of $2550./mo with "owner finanacing" available!
