I'm a new (yet to become) RE Investor. I received my mini course last month, and just got the great advice to post all (wholesale) deals I found right here in my journal.
So far I have posted under "My Deals" and "Florida - Investment Opportunities".
Here are the deals currently in the making:
1) Handyman Special (FL - Pasco County) $31,000 CASH
Distressed 2+1 SFR, no garage, 2 sheds, fenced back yard, spacious front yard, needs all kinds of repairs (electrical, plumbing, tiling, refinish floors, some roof, etc.)... but adding on an extra master bdr/bath would be possible. House sits on quiet street, with easy access to major street, close to shopping and everything else including some waterways. No mortgage on property. ARV around $81K.
I will sign a purchase contract w/in the next few days ($26K), and I'm willing to assign this contract to you for $5,000.
So your total purchase price would be $31K (plus repair costs)....
2) Beach Condo (FL, Pinellas County) - $86,000
Newly renovated Beach Condo (efficiency), A/C, laundry on-site, heated pool, public beach across the street, great vacation rental or retirement/weekend property, WiFi, cable and utilities included in HOA. Currently fully furnished, furniture can be included (move-in ready)! Normal ARV (when prices get back to normal) is about $115K.
Rents during tourist season between $60 and $100/night.
Will have contract signed next week. Willing to assign for $2,000.
3) Duplex (Tampa, FL) - needs repairs, price $69,000
I will have signed contract in a few days, the price includes my assignment fee already! ARV (when prices return to "normal") is estimated at $120K.
