Specifically interested in AZ, but will work other markets.

Taxes (1.25%-1.5% times the sales price)
Insurance (sales price times .005)
Water/Sewer/Trash (In Arizona $100 per unit)
Maintenance ( 9% of Gross Income)
Pest ( $100 per unit per year)
Management ( 10% of Gross Income)
Miscellaneous ( I use $750 per unit)
Total Expenses

Net Operating Income (subtract total expenses from gross income)

Debt Service ( your mortgage payment)
Total Debt Service (mortgage payment times 12)

Net Operating Income Total
Total Debt Service (subtract from NOI)

CASH FLOW IS THE DIFFERENCE BETWEEN THE TWO

I now have access to a website (Listingbook) that allows users to access ARMLS (Arizona Multiple Listing Service) You can do detailed property searches on your own. I believe you can even do your own comps. All I need to get you set up is your name, phone number and email address. Call me if you are interested.

I attended an Arizona Real Estate Investors Association meeting the other day here in Tucson. It was very interesting and I am attending an Expo in Phoenix on Oct. 17th. Was wondering if any of you are members of this organization as I am probably going to join soon. Also, since I am going to be in Phoenix on Oct. 17th, I was hoping to meet with others in the DG family who are in the area if possible. Looking for all the information I can gain and looking forward to meeting someone here in AZ who is doing this program.

I'm trying to get back into the REI game (owned 9 properties back in '98), and looking for someone who has been in the trenches lately during this recession. Dean, I had a thought while looking at your site. You are a great and successful man with an abbundant number of resources and knowledge. Why can't Dean Graziosi also become the lender. When someone has joined the success academy and you are teaching them how to become a smart and creative investor, why not be their investment lender as well. We know how to find the deals, but it is definitely much more difficult to find the money. Don't get me wrong Dean, I have read a lot of your material and have seen The Edge. You have great ideas that most people are'nt aware of.
