How About Buying Notes?

Love all this information, but ever since the EDGE I have been trying to pursue purchasing notes. I have spoken with my account and real estate attorney figuring they would have some contacts in this regard, but no luck to date. Any special avenues to pursue this investment area?

Marketing to professionals yields a higher return. Take for example a divorce lawyer. The lawyer is in the middle of the divorce and finds out that the couple has a note they want to sell. To help the transfer / divorce proceeding continue it may be in the best interest of the parties to sell the note. Who are they going to sell to?

Note Networking

The "quick" way to making money in the Notes business is to act as the "middle man" to connect a buyer and a seller. You get your share (anywhere from $500-5000+) depending on the total value or size of the Note itself.
So if you have a Note worth 100K and you advertise it for lets say 87K on a Note listing service they buyer might offer 85K. So you call the Note seller back and say the buyer offered 82K, the missing 3K between 85 and 82 is what YOU pay yourself for making the deal happen. If you dont mind taking less and the seller would like more lessen it to $2000 for you so it would be 83 rather then 82.

Thats how it works in a nute shell to pass Notes off between buyers and sellers.

The note is the terms and the mortgage is the lien,Which someone would look for Land Contract or the other one (wrap around) i maybe off, But it is seller finance!

I would like to add that if you can get a seller to finance a property for you always ask for the first right of refusal to purchase the note in the event he decides to sell it. This could be a big savings if you hold the property for several years.

marketing to noteholders

Laura , I run small ads in various local papers and also do research at the courthouse to locate the holders of the notes. I mail them hand written postcards letting them know that i buy notes. I also contact accountants and the attorneys that handle most of the real estate transactions in my area. Agents also are another source of notes. This can be a very lucrative business if keep up your marketing and have several end buyers for these notes. Hope this helps.
