Yes it is true. I made $10,000 in 19 minutes by sending one text message. I assigned a duplex to another investor on my "buyers list". It is all documented. Now the investor has over $30,000 in equity and over $350 in monthly cashflow. I just love this real estate game. The stategy is very simple.

1. Find a motivated BUYER

2. Find a property 30%-50% below value

3. Match the BUYER and the PROPERTY together and get paid.

The game of real estate

I am looking forward to enjoying the game as much as you. I am having fun,
and haven't made a cent yet, but the anticipation is there. I am waiting to
for my Fed & State Tax ID no's. then will set up my business account, get pre-qualified and see what amount of loans I can get to start purchasing homes,
and renting them out. That is one strategy of a few I will use.

Just incredible. Congrats to you on that deal! Were the buyer and property in the same town? Do your buyers inspect properties or just know you and trust your experience as far as value, comps, etc? Thanks!

Buyer and the property were not in the same town. I had the property professionally inspected. The numbers were verified by me and him both.

I would have kept it for myself but I have just closed on several other properties so my cash was a little tight until i have a few refi's done.

when you put houses under contract, are you paying for and conducting the inspection yourself? or are you leaving it up to the investor who buys it from you?

Normally Nick, thats a cost that is incurred by the "end buyer" I have NEVER heard of the investor Assigning the deal paying for an Inspection, i myself always use an Inspection Clause but, leave it up to the "end buyer", SULLY

so when you assign the deal to another investor, you are basically "estimating" the rehab costs that the investor will have to undertake? I guess the more houses you see and the more offers you submit, the easier it will be to accurately estimate rehab costs

Short sale assingments

Can anyone tell me if it is possible to assign a short sale? My offer was just accepted today on a short sale. There is about 200K in equity but I am spread to thin and can't take it on. However, I haven't read anywhere in these posts if it is possible to assign a short sale. Anyone know?

I attended a meeting last night with a group of Realtors. One of them said that he had done an assignment on a short sale. Not easy, but some banks can be talked into it.

I have been having a hard assigning short sales. It is possible though. you have to find a title company and lender that will allow it. I know that there are threads on here that note which companies work with assigning short sale deals.

I am currently working on building a buyers list. Its a little difficult to find some investors. Could someone give me some pointers.

craigslist/backpage

I have found some good reliable investors on craigslist and backpage. Go to the real estate wanted and look for posts with headings like "we buy houses all cash" or "we stop foreclosure". These are fellow investors who are looking for properties. It is important to find out what they are specifically looking for so you can go out and find it for them.
I am slowly building my list of reliable buyers and I am having pretty good luck.

Thanks for your post above. It is a good review in a nutshell of what to do to make some quick deals and cash. Sometimes with the bombardment of information that new people (and old) get, things can start sounding complicated and confusing. A good acronym to remember is KISS (Keep it simple (stupid was the last "s" originally, but you can come up with a less offensive word for the last word. If one was Latin they could use "Senor.")

I just found an easy way to create a buyers list. I went to google and typed in "I buy houses" and received Results 1 - 10 of about 36,800,000 for I buy houses. That's 36 MILLION HITS. You can narrow it down to your area and you will get specific hits for that area. For an example if I type in "I buy houses NY" I get Results 1 - 10 of about 634,000 for I buy houses NY. So, try it out. This will help you get a buyers list.

i have a meeting on monday for a couple of prop i wanna assign i just got the book as well im just grinding it out making calls sending emails the hardest part is finding the buyers but im comming around on that as well im doing a assignment so i mean i hope all goes well i like to make some serious money but its not hard to do just belive in yourself the internet has so many dif avenues to get what u need build assets gave me a good idea for more buyers as well this site rocks like i always say

Sometimes I'm scared of the unknown; but with all of you and your great accomplishment;it make me bold as a lion. I know there's money to be made. I have gotten some great idea's on how to put more possibilities of buyers in my corner as well as the inspiration that deals are all around, and as long as we "take action" and make things happen, things will work out. Without at the very least attempting to makes things work, then we are hurting ourselves. So all the forums and successes we read, or hear bout, definitly keep everyone excited. Atleast with me and thats how it seems to atleast the people who have been making post. The hardest and biggest step any of us have to take to just go for it...We all know that without taking chances, there is nothing that can happen. Anyways, Im excited to keep reading all of these, and know everyday, I am getting closer to a deal that will be awesome. So I will keep being persistent, and things will happen.
