When people get into real estate they are often excited and anxious to get going. After calling and talking to sellers for a while they give up.
Unmotivated sellers. Unmotivated sellers have no opportunity and will use up your time. Also, don't go to the home if you do not know if the seller is motivated. A great mistake for a new investor would be to work with any seller.
Don't make this mistake.
Focus on motivated sellers, those that follow the four "D's".
Death, Divorce, Delinquency, Disaster.
If a seller has experience any of this they may be a great candidate to be a motivated seller.
