When people try to sell their homes they will often have a Realtor list their home. The Realtor will then write the MLS listing. Have you noticed how boring their listings are?
Why don't you create the MLS listing? Write information that "POPs". Make sure your pictures look great. When my wife and I looked for our own house we would look at the houses that looked good from the pictures. You may even use a computer to improve the picture. Hey, you only have a few seconds to interest them so lets do it effectively.

Also, when selling make sure you have enough road sighs pointing to your house. I have driven areas looking for house way too long. You will lose people if you do not have easy, multiple road signs to show a way to your house. Put the signs all over. If there is a road that will get to you house put a sign up.
If i may Add......I would advise using more than just the MLS to sell your property, if you want ANY shot in selling your property in this "BLEEK" Buyers Market, which in my area has an average DOM of 180-200 days, you need to use EVERY "Weapon" you have, you CANNOT depend on a Realtor to sell your house, not in this market. Put your property on Craigslist.com and Backpage.com, the Internet Classifieds, also use your local newspaper to your Advantage, by placing AD's in the Classifieds section, I would look at placing AD's in your area's "Thrifty Nickel" or "Penny Pincher" too.

This business is not about letting others sell your house for you. Quick, massive action will get great results. As Sully said: Use all your means to get rid of the house and when you do so make sure that you use the best as I mentioned above.
