I was speaking with someone the other day and he had some good ideas about creative places to post your house for sale. This can work in reverse as well.
He said that he is having good luck with hospitals. His thinking behind this was that people who are there are experiencing a life changing event a lot of times. He really likes to place them on the boards around the maternity wards because people having kids are adding to their family and chances are they need more space. He also said that you can find people who will sell their house because they have outgrown it by adding to their family.
Another place is wedding shops. He said that he hasn't had any problems with the shops letting him post the ads. It is the same thinking as above. People who are getting married may be looking to move out of an apartment or a house they are renting and now purchase one because they have joint income.
Another place is grocery stores. The thinking here is that people shop at a store that is close to them. They would probably want to live in the same area because it is close to work or family or whatever their daily habits are that take them to that store. So that can be a good place as well.
The best one that I thought which was kind of reverse thinking is when you are selling a property get the neighbors involved. They know people and in a lot of situations they may know someone who wants to live close to them- family, friends, co-workers who knows.
I just wanted to throw those quick ideas out there. Let me know what you have found luck with in regards to posting flyers.

We were wondering if we needed to get permission before hanging our flyers in certain places, such as hospitals and laundromats. In some places it's obvious that you need to ask permission because the flyers would go up behind glass, which the owner would open for you (Starbucks is like this).
We have gone into a couple laundromats and found that there was not a bulletin board up. In those instances, we were wondering if we could just tape a flyer to the wall, or sit some flyers on the folding tables. Is this TACKY?

After going through all the work of setting up the toll free numbers and recording the messages and making the flyers, we are having problems finding places to hang them!!

While you are out posting flyers, look for services that may be useful to you in your real estate career.
I.E. I may get into rehabbing so I picked up some infor from people that do painting and repair. It doesn't hurt to have multple sources for your needs in case one vendor is unavailable.

I'm still a newbie here on this forum and I am just starting out. Everything I've read has been insightful and so helpful to me now in the beginning stages of my RE investing! So I feel pretty comfortable asking this, does anyone have any good ideas for types of ads to write to attract buyers to do wholesale deals with so I can start assigning deals
Do you think I should look for the homes first and then find the buyers or find the buyers first? Or even if there are previous articles on here that I can reference let me know!

You can build a buyers list buy using social networking websites. Some additional social networking websites include www.facebook.com, www.meetup.com, www.linkedin.com, www.activerain.com, and www.wannanetwork.com. You can look for fellow real estate, finance, and legal professionals. One of the greatest benefits is that you can find wholesalers, private investors, hard money lenders and a variety of other useful contacts using these websites. Each of them allow you to create a profile. You will want to gear your profile toward your pursuits in real estate. You can search for the keywords that you placed in your profile, so you can find other like minded individuals to network with and do deals with. The more sources you have to network with others in the industry the more opportunities to build your knowledge and wealth. If you have a busy schedule it is another great way to still network with others even if they are not available to talk with you at that time. I have found it gives me an opportunity to do "personal branding" too. I have used this to find great real estate contacts in new markets too.
My Question is, when buying a property subject to , to avoid the due on sale clause being activated you have the seller record it into a land trust and then you do a landtrust with you as the new benificary but you don't record your landtrust. Is anyone familar with landtrust and does this sound right ?
I found another place to post and it is free. It is corkin.com you can upload pictures and it also tells you how many views your ad recieves. It also places you in google.
They told me I couldnt, So I did it.
