TIME??

TIME??

I am currently in the military full time, active for those civilians. I am also in the infantry so our training time ALWAYS comes first, ie I have been instructed to forego going to serve as a juror serveral times this past year because of training. Is there anyone who has been in my shoes? How did you find the time, where did you squeeze it out of?

One step at a time

Take things a small step at a time. A lot of things can be done online. Make a list of goals or steps you know need to be done to complete a deal. It doesn't matter if you are missing some, or you list only has three steps in it, the other steps in between will naturally reveal themselves as you try to move on to the next step.

Many things can be done online, and make carrying out your steps very convenient and quick. Start with one step. Maybe that step is "Find Properties with Potential", and you start looking.

Time management is a good skill you will obtain or enhance while living the double life as a up and coming real estate investor.

I am currently training in a

I am currently training in a very intensive school. I go to work at about 0600 or 6AM and am at the school till about 1600 or 4pm. Yet we have on average two exams per week with about two days to learn completely new material. So appropriately I spend four hours at night studing. IF I graduate I will have some time from the first of April to the 7th Then we will be training for about three weeks in the middle of no where. That means no electricity no family and definitley no internet. I will be gone till late in the month of April, also gone the first nine days of May. Its just frustrating being in the military and trying to do this. Wanted to know if anyone else out there has sucessfully followed through with Deans course and been in the military.

You already have the answer

I don't know if you realize it or not but it is as clear as day to me. Look at what you are accomplishing. You are already a doer. You are a lion chaser. If you ever want to get something done give it to a busy person-you are that guy. Let me ask you this-if your commanding officer walked up to you tomorrow and said that class was going to be extended one extra hour per day from now on would you quit?--Of course not. You would adapt. Now take that hour we just carved out for you and apply that time towards investing. When you know that you are going to be out in the field for a few weeks at a time have a real estate agent print out 50 listings that have been on the market for 100 days or longer and take them with you. Analyze those deals. Know them inside and out. Find a way to make money from them and when you return take action. If they have already been on the market for 100 days or longer then they will be there when you get back. Some of my most profitable deals were ones that were on the market over 3 months for all the world to see. I am not in the military but I bought 22 properties in the last couple of years and the closest one to me was 900 miles away round trip! Most needed rehab and management. It doesn't matter--get it done--it's worth it!
