Anybody can take a great deal of time and Google "Hard Money Lenders" but my hats off to you for again helping all of us by making things a little easier. I think the list & service you provide is invaluable.

I find each and everyone of your posts to be extremely informative. You consistently give a wealth of information but more importantly, explaining so much in "layman's" terms making it easy to understand and make sense of.

Good info on HML's. I actually dealt with Blazevic Group on a deal in Niagara Falls, NY with another DG member. It did not pan out out, and with the help of one of the coaches, I will go on to another. Balzevic was easy to work with a very easy to talk to. Onward to the next deal...Jan

Also, if you google hard money lenders and look in the Wikipedia it gives a good definition of hard money lenders and also some of the risk associated with them.

I have found the same list. I called all of the lenders in my area and found one that was still active. The one that was still active was not a very easy to use lender so needless to say I did not use them.

You may find great hard money lenders from lists like this or any you may see us offer but keep in mind that you still need to do research for yourself and you may find better hard money in your own area.

Are you supposed to be advertising a services on the forums?? Short of the classified section, that is. This does not seem right..

If I am wrong, I apologize. However, I would hate to see the forums become swamped w/ advertisement. Up until right now, I have seen only people helping people. Thru advice, that is..

If this is a DG backed service/company, I retract my statement. I certainly trust anything deemed fit by DG and company.

Giving information about possible financing companies / hard money lenders would not be construed as advertising. This forum is to help others find or associate with possible lenders. Many times we struggle finding direct people that will lend as a hard money lender. We, as those contributing to the forum, are giving information to help people move forward with their real estate needs by giving lists of lenders.

Because we do not get paid for doing so we are not advertising - just giving beneficial information. As with any information it is always advisable to check the resource.

Guys with all these list of HML! HAS ANYONE USED ANY OF THEM? It might be good if those of you who had used any to give recommendation in that case they get the business from DG Family and business for us, instaed.

I have used several hard money lenders. The lenders that I use have been state specific (not national lenders. The reason I have used more of the state specific lenders is because I get better terms and costs with those lenders in my area.

If you have seen my other posts you will know that there are essentially two different types of Hard Money lenders: conventional and private.

Those that I use are private lenders. As with most private lenders they are often associated and lend within their state.

I agree 100% and I certainly did not direct my previous post at this topic as a whole. I would NEVER discourage the helping of others! There was actually a posting right above my last, which was directly advertising their product. It has since been removed.

I actually received spam email from the user who had posted the message, which my response targeted. The e-mail I received had Dean's name in the header, which made me agitated.

I posted a topic on the subject and was almost immediately contacted by the DG staff. They quickly resolved this issue and erased my topic posting (I did NOT want to falsely inspire a lack of trust in DG and Co.).

I apologize if anyone took my previous posting the wrong way, I would certainly never criticize the helping of others!

i'm certainly looking into hard money to fund some of my deals, i was wondering how to get by the earnest money to make an offer? most real estate agents want 1000.00 to make an offer.

Thanks for this is great info but I have to agree with nathan that finding one in your area is much better for me personally I found one using nathans methods of tracking them down from the Edge dvd he mentions it eariler in this post. Thanks again for just giving us other options though. I have posted a question in my journal about hard money. This seem like a good place to get some answers for it though.

Ok here is the deal I was considering using hard money to finance one of the deals I have been working on but I wanted to basically use there money to buy the property and refinance and pull out the equity for the 30% of of the FMV I had found and pay the hard money lender off. I called a mortgage broker and they told me that I could only refinance it for the amount I had paid for the property. They said I would need 12 months of seasoning to due what I was talking about. I think maybe this is just a bad broker I have not found the one I want to use for the long haul yet. I remember Nathan saying, I thought in the Edge dvd that you could do it with no seasoning. Anyway my credit is not so good so it would not be a good option for me 2 do this anyway but I am confused I guess How would hard money work for someone like me. Can it not since my credit is still around 600? Sorry if this is not the right place for this dont mean to cut in on a thread.
