Can someone explain what a Hard Money Lender is?

A hard money loan is a specific type of asset-based loan financing in which a borrower receives funds secured by the value of a parcel of real estate. Hard money loans are typically issued at much higher interest rates than conventional commercial or residential property loans and are almost never issued by a commercial bank or other deposit institution. Hard money is similar to a bridge loan which usually has similar criteria for lending as well as cost to the borrowers. The primary difference is that a bridge loan often refers to a commercial property or investment property that may be in transition and does not yet qualify for traditional financing, whereas hard money often refers to not only an asset-based loan with a high interest rate, but possibly a distressed financial situation, such as arrears on the existing mortgage, or where bankruptcy and foreclosure proceedings are occurring.

Many hard money mortgages are made by private investors, generally in their local areas. Usually the credit score of the borrower is not important, as the loan is secured by the value of the collateral property. Typically, the maximum loan to value ratio is 65-70%. That is, if the property is worth $100,000, the lender would advance $65,000-70,000 against it. This low LTV provides added security for the lender, in case the borrower does not pay and they have to foreclose on the property.

I have found the same list. I called all of the lenders in my area and found one that was still active. The one that was still active was not a very easy to use lender so needless to say I did not use them.

You may find great hard money lenders from lists like this or any you may see us offer but keep in mind that you still need to do research for yourself and you may find better hard money in your own area.

If I am wrong, I apologize. However, I would hate to see the forums become swamped w/ advertisement. Up until right now, I have seen only people helping people. Thru advice, that is..

I have used..

I have used several hard money lenders. The lenders that I use have been state specific (not national lenders. The reason I have used more of the state specific lenders is because I get better terms and costs with those lenders in my area.

If you have seen my other posts you will know that there are essentially two different types of Hard Money lenders: conventional and private.

Those that I use are private lenders. As with most private lenders they are often associated and lend within their state.

I agree 100% and I certainly did not direct my previous post at this topic as a whole. I would NEVER discourage the helping of others! There was actually a posting right above my last, which was directly advertising their product. It has since been removed.

I actually received spam email from the user who had posted the message, which my response targeted. The e-mail I received had Dean's name in the header, which made me agitated.

I posted a topic on the subject and was almost immediately contacted by the DG staff. They quickly resolved this issue and erased my topic posting (I did NOT want to falsely inspire a lack of trust in DG and Co.).

I apologize if anyone took my previous posting the wrong way, I would certainly never criticize the helping of others!

hard money

i'm certainly looking into hard money to fund some of my deals, i was wondering how to get by the earnest money to make an offer? most real estate agents want 1000.00 to make an offer.

Thanks for this is great info but I have to agree with nathan that finding one in your area is much better for me personally I found one using nathans methods of tracking them down from the Edge dvd he mentions it eariler in this post. Thanks again for just giving us other options though. I have posted a question in my journal about hard money. This seem like a good place to get some answers for it though.

Ok here is the deal I was considering using hard money to finance one of the deals I have been working on but I wanted to basically use there money to buy the property and refinance and pull out the equity for the 30% of of the FMV I had found and pay the hard money lender off. I called a mortgage broker and they told me that I could only refinance it for the amount I had paid for the property. They said I would need 12 months of seasoning to due what I was talking about. I think maybe this is just a bad broker I have not found the one I want to use for the long haul yet. I remember Nathan saying, I thought in the Edge dvd that you could do it with no seasoning. Anyway my credit is not so good so it would not be a good option for me 2 do this anyway but I am confused I guess How would hard money work for someone like me. Can it not since my credit is still around 600? Sorry if this is not the right place for this dont mean to cut in on a thread.
