I am a direct hard money lender on commercial property only. 200K-49M, we close, we service it, none of this hokey pokey broker chain garbage. Keep in mind it's private funds, I can't get you a 5% rate, and I can't do SFR's unless they are Trophy valued over $2M, but all other commercial deals are fair game.
As a private money guy, can I just give a word of advice to those of you seeking finance that really ticks off a private money lender more than anything in the world?! It is when you want to purchase a property that is selling by bank owned or under value at say $100K on the purchase agreement and you try to tell us that the appraisal says $200K and that makes it a 50% LTV deal. I cannot tell you time and time and time and time again, if it is selling for 100K, then its worth 100K today! See below for some of our parameters and if anyone wants to trade my hard money advice on commercial deals for info on helping me navigate the IEE market please advise.

Thanks for the information. I noticed a couple of things:
1) Your interest rates are 9.99% and 14.99%. Because of the decimal points you I would assume that you are a broker not a principal lender. You say private funds but I assume again you are brokering another companies "private funds". Am I correct?
2) Also, I am not sure I agree with your statement about $100K offer is makes the property worth $100K. If comparables of other properties show that properties do indeed sell for $200K in the area the property would be worth $200K because that is what the market is bearing even if you get an offer accepted from a motivated seller for $100K. Did I miss read you?

Here is a gameplan that I intend to implement:
1. Make an offer on an REO, offering 65% of LTV
2. If offer is accepted, will go a Hard Money Lender to fund property
My questions:
How will I obtain money for Rehab? Are there hard money lenders for rehab as well?
What is the best exit strategy tied up with using a hard money lender? I assume it's fix and flip?
If someone is interested in buying the property, they would have to get financing. How does this all work out?
