Buy cash flows

My plan is to alternate purchases with flips and rentals. I will take my profits from a flip and purchase a rental property. I check to be sure that I have a good cash flow property even on my flip properties, in case the property does not sell. It is not hard to find "cash flow" properties right now. Just be sure that the offer will give an acceptable cash flow.
