Quick Tip for Evaluating Properties

I agree with the post made by nstreet, in that it is very important to take all notes in reference to the property you are evaluating.
I generally start all my evalutions on the outside. I'll walk around the entire property examining both the structure of the house and the yard. I then will take one room at a time and spend quality time examining each and every room. As you become more familiar with properties and their floor plans, you will be able to do your evalutation at a quicker pace. Do NOT over look this process!! It is one of the more important parts of buying investment properties. It is always important to remeber to keep all emotions out of your evaluations. In other words, it doesn't matter if you don't like brown carpet...if the carpet is in good condition and functionable you don't need to replace it because you would rather go with green.

I found one I would like to share with you that was used for making repairs to properties and businesses that were damaged in Lousianna after Hurricane Katrina hit. It is more the type of form that gives prices for materials and labor combined. They give prices based on Sq footage plus the cost of labor. It is really throughal. Since it is in a PDF form I think I will have to send it to your email address.

Good idea. I will definatley use this approach as well.

When I started I used so much time looking at properties. I first learned that I needed to work with motivated sellers only. Then I found that I spent to much time looking at properties. I spent time each time I saw a problem with a house writing exactly what I say. This was too much. Having a one page report and short handing everything saves me huge amounts of time.

Always follow up with pictures......Just in case you can't read your own short hand....A picture is worth a thousand words and it speeds up your evaluating time.

How true this is. I create a file for each property, scan my eval. form and add the pictures. If 6 months from now I needed information on the property I have it on my computer. Woo Hoo.
