Not all Title / Closing companies are made the same.
Some Title / Closing companies will not do anything that is creative. Double closings, wrap around mortgages, assignments of contracts and others would be out of the question.
Title / Closing companies that I have really enjoyed and that have done creative closings (which is what I usually do) have come from references of my local REIC. I have found that asking the most active investors at the meetings have given the best results.
I always suggest that you contact the title company and qualify them. You should know the purchase and sale avenues you will be looking to implement. Once you know what you are planning to do you can ask the title company if they will do the type of closings you are looking for.
