Having a real estate license

The people I have discussed buying and selling properties with state that in Texas you have to have a real estate license. Is that true? And if so how hard is it to obtain one?

I would find it hard to believe that ANYWHERE you would need a realtors license to own a home or to sell one. I would contact a real estate attorney if I were you, and find out the truth. And remember, you are buying homes and selling them, NOT representing a buyer or a seller like a realtor does. There's a BIG difference.

I believe that what the agent is refering to, is that no one other than a licensed agent can collect compensation for selling property. I don't think there is any problem with selling your own property. I am not sure how it is legal to bird dog or assign contracts for a fee. I have asked my broker, and have not received an answer yet.

Is it a long process to get a lisence and would it help in anyway?
Also, can someone post an actual example of a purchase/sale agreement so one can see where the different information should go on it?

I am a Realtor and an investor. I find that having a license is helpful because I never have to wait for information from my agent. I can review new listings at any time and I can get comps and reports whenever I want. I can schedule property viewings at my convenience. I am also negotiating my own deals, without a middleman. The listing and buyers commissions are another plus.

I am about to purchase my first home and i am still very nervous about it. Im going to buy a forclosure. Any firt time stories i can read for a better sleep at night?

Be sure to do a title search

Be sure to do a title search on the home to verify there are no leins on the property. Foreclosures are a great way to get a deal and may be a win win situation as this will help someone to get out of a home they can not afford. Try to help the current resident find a new property to own or offer a rental option on this home if they would like to still live there.
