The Best **FREE** Bird-Doggers In The World

Ok, I know I have posted lots of stuff on being a bird dogger and how to find one, but I wanted to post this one on the worlds best bird doggers and YOU ALREADY HAVE THEM.

I am talking about kids, you know, those pesting little midgets that think you pocket is the new ATM machine.

My son and his friends are always out riding bikes and cover more neighborhoods in a weekend then I ever could in a month.

Well a few weeks ago I realized that everytime they would come in from riding he, or one of the other kids would drop some crumbled up paper, usually some receipt from their latest gas station food hunt, onto my desk. I had just been dropping them in my in-box. Since I have been home and not to mobile for the last few weeks, I started cleaning my desk and guess what I found.

Close to 30 address and contact info on empty house in local neighborhoos for sale by owner or lease options ( they all know the types of properties I look for) needless to say I was surprised.

After entering all of the properties onto an excel spreadsheet I started contacting the owners and would you believe most were still available.

I guess what I am saying is - DONT DISCOUNT THE KIDS - they are out in the neighborhoods way more than we are. Tell them what you are looking for and you may be pleasantly surprised, as I was, at what you get back. Oh yeah, and they are FREE...lol...but dont forget the tip them when you get that property.

Free Birddoggers

Great suggestion. I know a coach who has his players collect that same type of lead. Kids have a lot of time and energy to find leads.

Too true!

Another thing that I have found, is that knowing their friends, and friends' families can get you info too.

My youngest is always talking about one of her little friends, and what is going on with their family. I try not to get too involved, as it is not my business what goes on in others' homes, but then realized that this family had been evicted from their home due to foreclosure.

Their house is now an REO. Had I been paying closer attention to what my daughter had told me previously, I might have been able to intervene earlier. Of course, I didn't have the knowledge of these things at that time, but it pays to listen to what the kids know of the neighborhood, and the people in it. They share everything with each other, even our financial situations!

Kids as birddogs

What a great idea, kids as birddogs. Kids get excited. When they can have fun going on adventures of exploring the neighborhoods for houses we are looking for, and then anticipate getting our finders fee, wow. What potential.

Your post gave me an idea. Get kids to birddog for you, and at the same time get the birddog to get their own birddogs in such a way that the original birddog gets even more leads, makes more money, and everyone wins, gaining more money.
