Q: What are the different kinds of risks associated with buying each of the types of properties:

1. Single Family Homes
2. Condos
3. Townhomes
4. Multi-Family Units

Though my question is bit broad, but any answer is truly apprecaited

Hi, I wanted to start a group for the folks that have successfully assigned a contract using and/or assigns. There has been alot of speculation on this topic. So I think we need to hear from people who have actually did an assignment.

If the investors that have successfully assigned a contract could please posts the details of how they did it step by step process. ....how they signed their agreement of sale, how they found assignee, how they got paid, did they have to go to the closing....ect...

Im sure there are other people out there like myself who have been wanting to do something in real estate for a long time and we have all probuably bought many late night tv real estate packages and books trying to learn more about giving us the life we dream!

And Im hoping im not the only one who just doesnt give up! Knowing that one day i just new if i thought about it long and hard enough eventually I would draw it to me!

I just ordered the book several weeks ago and I havre not read a book all the way thru for many years!

Wanted to see if there were any investors that have given a hard money loan. I would like to compare contracts.

1-Like how much % did you want.
2-What were the stipulations,if payment was not meet. 3-Did you require a monthly payment or lump sum at a certian date.

4-Did you also require a % of the profit, when home sold.

There are many opportunities all over th country but this group is for the investors that would like to take advantage of the low home prices in Alabama, Mississippi and Louisiana. Buying smaller homes there for 7K - 60K dollars in bulk, meaning closing on more than two at a time. They may not be the homes you can get in California or Colorado but they still have lots of value for those where they are located, especially when you consider the up and coming NEW industries to the areas.
