Short sales aren't necessarily easy, but I wanted to try and get some more response to my posts.
I noticed one titled simply "Short Sales" received quite a large number of responses, and I'm looking for that kind of feedback. I specialize in short sales.
1) We ballpark deals to take 2 to 3 months, but we get them done much faster than that usually.
2) We work with real estate agents who have the foresight to realize without working short sales, you will be out of business shortly.
3) We guarantee those realtors full commissions, offer bonuses, bring them leads and properties we find on our own, and in certain cases, even bring massive buyers lists to them for other properties as well.
4) We do all the short sale negotiating, which means all you have to do is locate them, and then sell them when we relist with you.
5) We prefer to do a purchase and sale, with double closings, but WE HAVE THE ABILITY TO BUY AND HOLD.
6) We are registered with the BBB and have been accredited longer than a lot of other "experts" have been doing shorts.
7) We encourage clients to hire their own legal council, and check with their CPA, to ensure they are getting sound advice, and they know we are offering a real solution to a problem.
We have hired away mitigators from major banks and lenders, so we know the inside tricks to get our files pushed to the topped and accepted faster.
9) We fully realize a short sale is so much more than simply offering a price and hoping it gets accepted. We also understand how to negotiate any loan, regardless of who it's with, and can also easily handle secondary liens against the home.
Simply put, we feel we are the best in the business. We currently are looking for realtors looking to boost their income, and adapt to the changing market. We also are interested in bird dogs who can start pumping deals our way, and we will pay you sufficiently.

Well, thanx for answering some of my questions. I like your point about moving to the top of the heap and short sales
being more than just offering a sales price and waiting. Being active in the process is probably best.
I am running an ad on properties for sale and mentioning on other sites that I am looking for someone to negotiate with my 2nd lender for me by using this system as an assignor or however it would go. I am a willing seller, I have a buyer who is offering less than what I owe. I'd like to make it happen but need to negotiate down on the 2nd mortgage to meet their requirements and costs of the sale.
So, do you know anyone who could step in for me?
This could lead to partnering on further deals and who knows.
Right now, though, it's important that I restructure what I've got going on so I can concentrate on Dean's teachings.
