I am in California.My question is relating the trustee of land trust for a wholesale reo.
Once i find the C or end buyer, they want to see docs before releasing money to escrow. They want to trust me before funding this deal. They are afraid me not doing anything. I understand, they dont know me or i dont know them, but they have the money to buy.
How the escrow will draw the deed? 123 main st, trust, myname, trustee? Is this how i have to close first?
What docs or paperwork do i need to quit, resign or get me off from county records me as trustee? Is this is necessary? Remember, this is if the deed was recorded already with me as trustee.
Basically, buyers dont want to see my name as trustee in the recording or county records. Can this be voided, me not be in any recording?? What docs should i give them to them first before funding the deal, this is what they want..
In other words, i want to keep it simple and close with land trust, they undertand this, but the docs and recording docs are confused for us. Escrow is okay with closing in a trust. Ideas, what to do??
