Has anyone done Double-Closing without using transactional funding. Like I said in my many postings, I have made over 100 offers and nothing has been accepted, so I'm trying to figure out if transaction funding costs is something that I can take out.

FMV
-My end buyers amount (35% below FMV)
- my portion
- closing costs
- transaction funding fees (4-6%)
MY OFFER
My offers are generally between 40-50% off.
Maybe to get started, you could pick a market that is more conducive to accepting 50% then moving to your market? Would that be an idea that would work for you? What market are you investing in?
