I'm new at this and am going to start by finding properties for other investors. Can I use the "Birddog Agreement" instead of using the assignment option. If I use the "Finders Fee" option what percentage would I ask for. Using the "Finders Fee" option seems a lot easier than using assignment.

Hello Susan,
Being a "Bird Dog" is a general term that means you are getting a fee to find properties for an investor. So whether you are assigning a property to an investor or simply giving an investor addresses to properties for them to buy directly, you are able to be paid a fee. Generally speaking, the assignment fee will be more since you are actually researching a property and putting it under contract. So the more equity there is in this type of deal, the bigger the assignment fee can be. Every investor is different as to what they want to purchase and how they are going to compensate you. You will always want to find qualified investors first and then find the properties they are interested in buying. When you are qualifying an investor, you will find out all the specifics of the properties they will purchase and they will generally inform you how they will pay you.
