Hi. I'm a newbie and this is my first post. I'm looking for advice on exit stragies for a particular deal. Essentially I have an agreement in place but have not locked up the contract, yet. I have a rehab crew ready to do the necessary work and take payment on the back end, and an agreement with the seller that gives me 30 days to rehab and another 30 days to sell.
Since I'm new to this I do not have a true buyers list ready to go so my fear is that 60 days from now I won't sell the property, the contract will expire, and I'll be on the hook for the rehab costs.
Besides the obvious (get an investor), does anyone have any advice on how to protect myself against this situation? I'd appreciate any thoughts. Thanks!
