I am looking for just a simple real estate purchase agreement that I can use to make an offer directly to the seller with no agents involved (other than the one in the forms area of this site). I will probably need an attorney for this first transaction, since there is so much I don't understand. Maybe someone can help me.
On the Realtor Purchase Agreement Form that I have for another property I am considering, it has a space for an additional deposit in addition to the earnest deposit. Do I as the Buyer who wants to assign the property to an investor, still have to put down more money? What does this mean? What about an inspection or title search? Are you all paying up front for these or will the end buyer/investor pay for these if you put them as contingencies in your purchase agreement? I am so confused.
