I know that many of us have talked about, answered and posted ads on various Internet sites for sellers, buyers, investors, agents, brokers, attorneys. etc..
I think that it would be helpful for everyone on the site if we post any ads that have been particularly successful here in one place. The posts for ads are great but they are all over the place and I think that it might be helpful for everyone if they were easy to get to and all in one forum topic!

Guys, which section do you go to in order to place your ads that would attract buyers? These examples of ads that you are all sharing are great, but under which forum on cragslist and kijji do you post them???

Post your ad here, ask for feedback from everyone who reads this post as to how you can improve it.
Clearly, if you did not get a favorable response, you need to make a change maybe you cannot see how and maybe we can!

Look at the postings in your CL area. WHat are you looking for?

FSBO properties,
multi-family properites,
looking for sellers,
looking for buyers,
looking for partners,

post in the same areas which match what you are looking for

also, look under the SERVICES section and check out the 'real estate' and 'financial' sections

PPC = Pay Per Click

Craigslist is ok, but it is dilluted and full of other junk.

If you want to get targeted buyers and sellers, you need to use PPC ads. It is much less expensive than you may think.

I agree that craigslist is dilluted with so many ads, but it does at times bring good results. You may want to continue using craigslist. There have been times when I posted one of my homes for rent and I got a renter within the week of posting.

Finding the best real estate agent

Hi Folks,

When looking through for sale ads on Craig's list, I came across a very good ad placed by a local agent. The ad brought me to his website, which is very professional. It suddenly struck me that although I had not intended to look for an agent to partner with yet,this was a fellow with the marketing mind I wanted, to be my partner.
We are submitting our first offer on a REO today and he has a cash buyer looking for exactly that same model in that neighborhood. There is a $20,000 spread between the offer and the potential buyer's target price.

I am brand new at this and am obviously very excited about the prospect of my first transaction. The agent is also excited.
I pass this on because you never know where the opportunities lie. You can find buyers when looking for sellers and vice versa and an agent and buyers at the same time.

I just noticed your post. First of all, how did it go with your first offer and potential buyer?

I am also new, but my question is If the agent finds you a buyer, wont you have to subtract his commission from that $20k.It seems to be a great idea, but if I did this in the NYC area were prices are high,for $200k property, 6% commission would be lot-and my spread would have to be substantial to accommodate agents fee and my profit or are you giving a lesser commission??

I post this add on craigslist and over 20 other free classified websites. It has been successful for me in building my buyers list. Just make sure you alternate it between sites. Don't keep re-posting it on one site or it will lose it's effectiveness.

Hello everyone

Hello, I'm very new to this and I'm trying to figure out the best way to get started. I wanted to see about finding properties for any interested buyers first to get things rolling before I go on to doing any deals for myself. That way i could build me some cash to start working with. My question is where and how is the best way to go about finding investors that would be interested in having someone find properties for them. I have contacts in Seattle, WA, San Bernadino County, CA, Atlanta, GA, York County, PA and Calhoun County, AL, who are ready and willing to check on properties and do some leg work for me. I just need to find interested investors. Thanks for any help anyone can provide.
