That's right!!! Dean's Book and Strategies helped me land a business that I would probably not be able to get otherwise.
I saw the E-commerce business for sale. I saw their preliminary numbers and they wanted what businesses normally want -- double the yearly return. I said to myself "Makes Sense" Then I kept on reading and saw the reason for selling: "Partners Dispute -- Need to Sell Fast".
The first thing that popped into my head was "SHORT SALE!!!" I opened Dean's book and read everything he has to say about short sales in RE. I went and made a low-ball offer saying that I know the business and all I am buying really is their name and not contacts and so on and so forth. I made an offer for 3/4 of yearly return. They declined the offer. I went to the agent and told them that if they want to move fast, I am not unreasonable and understand but can only offer yearly return at best, assuming it makes sense.
Guess what??? I got an email today that the offer got accepted! BINGO!!!
