There are so many gray areas. I just got my RElicense but I want to invest too. Can I do birddogging while having my license as long as I disclose that I'm an agent, I wouldn't be acting as a rep for anyone of course.
Anything else anyone knows licensees can't do as far as investing goes? I'm in CA.
Please respond if you know, there are no answers on the internet when I search for this kind of stuff.

It is legal for a licensed real estate agent to buy and sell properties for their personal profit. However, as a real estate agent you are not paid directly...you are paid by your broker. Having a license gives you many great advantages for investing and you will encounter a few potential set backs.
Now that you have a license, in some situations, you will be required to inform
your buyers or sellers that you are a licensed real estate agent.
It will be in your best interest to discuss any real estate "investing" ideas with your broker, so that he/she can inform you of your state's legal issues.
