Real Estate Investor Looking For Professional Mortgage Broker Eager To Make Money In Todays Market
Hi, my name is (your name) and I am an investor in the local area. Due to the current economic conditions, I have decided to ramp up my existing operations. I due not only represent myself, but I also have several investors in and out of the area that I help find, rehab, rent out, and manage properties.
I have a unique marketing strategy that attracts buyers on the edge of being qualified. Meaning that a local bank with one loan option may have rejected the buyers attract, but with a quality mortgage broker with many options we could get a lot of approvals. I AM NOT ATTRACTING people with horrible credit and absolutely no money to invest.
I have set my goal to buy and sell 100 properties within the next 12 to 18 months. Some of these properties I will buy and hold myself, but most of them I will sell to the type of homeowner I mentioned above.
Reguardless of the strategy I use on each property, I need an aggressive, ethical, and honest mortgage broker to whom I can send 100 percent of all my buyers. Yes, you may have to sort through a few who are not qualified, but the end result will be a huge influx of business for you. Also, before these people ever get to your doorstep, you and I will discuss minimal criteria these people will need to start the application. This will be done in advance to weed out all people for whom we unfortunately would have no chance of getting financing.
I have not chosen a broker to represent me yet. The broker I choose will have to be available at all times to pre-qualify or jump on loans sent your way so an aggressive work schedule will be required. The upside for the broker I choose is that I will be a source of a steady stream of deals in a market where most people struggle to to find one. We will close on properties every month. With the strategy I am using, I also want to create a system that allows us to close in the fastest amount of time possible. I know that may not be right away, but once we have a few under our belt, I would like to help us create an efficient system to expedite each deal so we can move on to the next.
All that aside, I am a professional and I expect to work with a professional. I want to make money and I want the broker I work with to make money.

Single Family homes 3 -4 bedrooms
1-2 bath at 1,000 sq. ft.
No mobile homes at this time
No home built before 1970
No vacant ground
Located in zip codes 32413, 32401, and 32404
Only in low- crime neighborhoods
We will be searching for people who:
May have been denied by a local bank recently only due to certain criteria that did not allow them to fit
Have a credit score that is above what we agree is the bare minimum
Have some down payment money but may need to be creative
Have a job
Have not had a bankruptcy
Are willing to wait and work on repairing credit to raise score
Are able to move fast when we find a home that fits there needs
