Ok here's the situation. A RE Developer that I've formed a good relationship with just called me and told me about a property that I could buy for 60K. I had my agent look at some comps and he said a few years ago that property and those on the same block sold for around 220K+. I just drove past it and from the outside it looked pretty good. Sure it needs work inside but the last property he showed me was a total rehab.
How do I find out what ARV is because it seems like this could be a great deal and if I find out that it is, I'm putting an offer in, but I want to make sure the numbers make sense. Also Proof of Funds. I've heard I need that. I need help family. I'm going to assign the contract. I'm trying to remain calm and focused. I know the Lord will lead!!! God bless!
