Need advice

I posted this in 'everything else' because I feel like it crosses a couple of topics.
Tomorrow I will be going to Birmingham, Al. to see a bunch of properties. Some single family, some multifamily. Great prices. There is an agent there sending me incredible properties.
I need to assign them. I do not have the capital to buy them myself. The agent is not familiar with assigning. I know the concept but have never done it.
I feel like I need a transactional funding company to provide a POF without me having an end buyer in place right this minute.
What should I do?
Get some of these under contract and then market them?
I really don't want to fail to close.
I feel like this is it. This is the moment.
Bases loaded. Three balls. Two strikes.
Here comes the pitch...

Buyers

Please make sure you have buyers lined up. It is VERY important. A Deal is not a deal without a buyer, that is in my opinion. I have some contracts that fell off before because I don't have buyers.

Go ahead and make an offer to any of those properties while finding yourself pools of cash buyers at the same time. There are lots of them who doesn't want to undergo the process of negotiating with the Owner but rather buy a property to rehab/flip directly from the wholesalers. Blessings to all. LA

Very sound advice and approach.
I will get a newspaper while I am in Birmingham and call the we buy houses ads and maybe the rental ads.
I will also place a craigslist ad for that area.

You can make offers but

The other commenter has it correct. You will want buyers. This idea is often looked past because it is not the enjoyable part of real estate. Most people get into real estate to look at real estate properties not necessarily find buyers.

However, the wealthiest success stories and even gurus will tell you the same: Find buyers. It eases your mind when making offers, keeps you focused and lets you know what properties to work on...the properties your buyers want. You will also make more money faster when you have buyers first.

I agree and I need to work on buyers in the Birmingham area. It is not an area I had considered until I got to talking to someone from this site. She is new too and doesn't have buyers yet.
There are some really great deals there if anyone on here is interested just pm me.
I will post my progress in my journal.
