WC- Starting Over in Real Estate for the Third time

I got Dean's books and opened the box on Sunday, February 14, 2010. I read the first book then completed the next on 2/17 (last night). I thought I would never do this again but something about Dean and his info got me to call

I have tried RE investing twice before and failed. However, someone told me I will fail only if i do not get up again, so here i am. I am hoping that with the help of the DG team, i will make it this time.

I am writing this journal to keep me motivated and on target because of my fear of failure. I want to succeed but very fearful.
I have been reading the posts and grateful for all the information and encouragement from all.

Plans for today
1. Look up ads in the newspaper in my neighborhood.
2 Call my old Realtor to see if she will be willing to work with me with these strategies.

Thanks you Elena, Dawn Lea and StudentScott for taking the time to welcome me and make me feel that i can do it this time. I am awesome StudentScott. This is my first ever post and it is incredible that you are all here to support me and cheer me on. I was blown away that i got responses.

My plan - what i accomplished today.
I looked up houses in my area on Realtor.com just to get a feel for what is going on in my area. 1 bed and a couple 2 bed condos are the only items $100K and under. I will be going to looks at ads in the newspaper tomorrow to see the motivated ads and check out the REI clubs in the area to start my buyers list. I ordered Deans latest book as I have to go after the no money deals and i read some more posts.

I did not call my old Realtor but will do so tomorrow. I work a 9 to 6 job.

You're on the right track

Good Work! You're devouring the material and taking action! Make time to get to an REI meeting for sure. Keep giving yourself daily achievable goals. "Every journey begins with one step" as the saying goes and one day you look up and you have arrived!

Look at it like this their is a reason why you were sparked with intersest the first time, you failed, something told you to keep going, you tried again and failed, something is telling you to go again. Not that you failed, you just lacked certain knowledge to help guide you make the right decisions. Something in you knows this business works and just are off in the information dept. Once you get that as you are getting now you will be on your way. Something is keeping you in this direction, so follow that inner guidance. Great, we have another family memeber. Just get all the knowledge and take your steps accordingly. You will be rolling like wheels on a Corvette.

Well if you make things happen then maybe that would be motivation for me to get my butt in gear. I've read 2 of Dean's books and working on the 3rd one. I'm also fearful of failing I just need help and guidance on doing a deal or 2 or maybe 3. I hope to get inspired from you and your future deals.

Sorry Mason 10i. I think i posted my journal to you instead of general. If i did and you can please put it back in my journal If not I think I remember what I planned to do today.

What I did today.
I got the information on the Saturday seminar i planned to attend but I did not print out the address. I just figured it was held at the regular REIA meeting spot. I drove to the hotel (about 30 minutes) and of course the training was not at that address. I did not have my laptop so I called the REIA hot-line and got no live answer. This is a learning moment. "Read information thoroughly and be prepared as I should have my laptop with me". I did not get to network with investors and build my buyers list today.

I called my old Realtor and she was willing to start sending me listing of properties based on the criteria I set. Since she is in Florida i am looking for properties under $30K She will send a list for me tomorrow. I want to do Matt's 25:1

I went to my grand daughter's birthday party and spent the rest of day with family and friends. I told a friend about Deans site and book because she was in another program and did not stick to it I will forward the site to her. Also I saw another friend whose husband was a Realtor but not anymore. She says she will give my name to any one she knows wanting to buy houses. I will follow up by sending her deals when i get them.

Plan for Sunday, 2/22/10
I bought a news paper and plan to look at the classified ads on Sunday to get names for my buyers list.

I am going to advertise in the Pennysaver at the next deadline by running a blind ad to build up my Buyer's list. Also, I am thinking of something to put on Craig's List.I will be researching it

Lord, give me the strength and courage to do my daily plan.

I did not do much on Sunday in REI. I went to late Mass then spent the day going places with my daughter and granddaughter. I checked on the DG website in the evening and after reading Chris's complete Journals I saw that I should have the REI business separate from my personal information. Now I am thinking that i should have an e-mail that i want sellers/buyers to reach me and another phone number before posting ads. I hope to set it up tonight but I need to read more about setting up a website, email and telephone # or ask Chris what he did.

I looked up the classified ads in my area in the Sunday newspaper but the houses are very expensive so I am looking into finding another area where it is cheaper. There are areas in Florida that are very cheap and i have a Realtor who is willing to work with me. I could set up a team there quickly but need some advice from anyone working at areas about 15 hours drive from where they live.

I am revising my plan today

1.Set up a new e-mail. I am thinking of just going for a gmail account so i do not hold up things by mulling over stuff.
2. Order business cards but I need a name first
3. Look into getting a website. I am not sure how the free website that Dean gives us works.
4. Set up a new checking account
5. Get a business name or use mine. I have a LLC with one of my family member. Maybe I could use that name as we have not used it as yet.
6. Read postings on the website.
7. Start building my buyers list

Lord, give me the strength to complete my daily REI plan.


I applaud you for jumping in with both feet. Just remember the journey of a thousand miles begins with the first step. And when you are just leraning how to walk you want to take one step at a time Smiling Its not just the destination, but whats makes its so much fun is the journey !

The main thing is you're taking steps towards your goals. Even if you don't accomplish everything in one day, roll it into the next day. Don't let not accomplishing everything slow you, get you down or worse yet, stop you. Keep moving in a forward momentum, that's the key to success in anything. Oh, I've been knocked down several times and usually it's by a family member. But I know that I will pick myself back up and get back on that horse because I want it so bad I can taste it. I know I'm close to getting over that hump so I'm staying on course.

Don't let fear stop you. I was full of fear with each deal I did, especially the assignment because I did that one completely by myself. I made mistake, after mistake, after mistake too, but I still accomplished what I set out to do and made a very nice paycheck in the process, even while everyone I knew was telling me I couldn't do it. Thank God I didn't believe them and proved them ALL wrong! Laughing out loud

Thanks for your kind words Elena and Lawrence. It is great to be part of the DG family. It seems that I am rushing to get things done every day and because I do not complete my plan I feel I let myself down. With your responses I am taking a deep breath and realize that Rome was not built in a day so one step at a time is sufficient - as long as i am moving forward. Thanks I needed that.

I did not get to setting up the business as I cannot come up with a name but I am thinking it through.

i have been looking at RE sites and have e-mailed 2 investors for my buyers list and read some blogs

I got istings from my Realtor and looked through them (about 75 condos/townhomes under $75,000). I am going to pick out 10 and ask for comps and a the rental on each. However, getting a buyers list first is important.

i have posted an ad on Craig'sList offering homes for sale to see if i get any response.

Elena - I noticed that you got your websites from GoDaddy. I looked at all three. Are they working?

Tomorrow's plan
1. I am going to check with a bank on cost in setting up a business account. If no service charge I will open one with a minimum deposit.
2. I am going to call/email 3 investors for my buyers list
3. I will choose a name for my business. I did not get the nerve to ask about the LLC as yet. Maybe tomorrow.

I am moving slowly. This may be a good thing because usually i rush into things. I got Dean's latest book yesterday but have not opened it as yet

I did not get to visit the bank today but I have decided on talk to 2 banks to see who has the better deal. I checked them out on hthe Internet. I want the account to be free as not much $s will be deposited in it until I get my first deal.

I got a big thumbs up as my family member told me that I can go ahead and use the LLC. (Ask and you shall receive) She will be turning over her 50% share to me. I had to explain to her what I was doing and it took a lot out of me to say i was going back into REI.

No one investor returned my call or responded to my ad.

Plans for 2/25

1. Visit banks and open account if all is needed is an EIN# and a small deposit.
2. Do 3 more ads at Craig'sList and other recommended sites
3. call 5 investors from ads
4. I signed up for Homeless in MD meeting (Volunteer)

Today was not as fruitful as I wanted it to be but I am moving forward. I am always happy to read how everyone is doing. It gives me hope. DG Tean, thanks for sharing and helping.

I went to the bank today but it was closed as it was after 5:00. Will try tomorrow.
I posted 3 more ads on Craigslist. No response from previous ones
I got a name for my business and purchased a domain name. I also got a new email account.
I have been reading blogs on Dean's website
I got my homework from Homeless in MD so i will be reading tonight.
I have not called 5 investors from ads today so i know that I am avoiding doing this item. (one week now) I have an issue which needs to be addressed by breaking through the fear. I will come up with a plan and make it happen.

1. call 5 investors from ads for my buyers list
2. Open a bank account
3. Continue to post 3 ads on free websites
4. Read Dean's book
5. Order some business cards on Vistaprint.

Lord, fill me with courage to do the things that i am most fearful of.


Congratulations on becoming a DG member. Everything takes time. Keep plugging away at it and it will happen before you know it. At least you are applying yourself. If you did not do anything you could not get any results. Stay focused and continue with you plan.


Thanks Notchout. I am trying to keep focused but have been out of commission from Friday in getting to my journal.

I usually have my grand children at least once a month so i try to do things with them during that time. This week end after they went to sleep at night i checked my e-mails, looked at DG's website,read Deans latest book and ordered my business card. I took the G/kids to the roller skating rink on Sunday and lost Dean's book. I am not a happy camper. I was feeling under the weather later in the night but tuned in to Homeless in MD.

Right now I am feeling a bit down because I realize that I do not have the gunption to call on people. I do better in sending out ads and letting people email me or call. However, i am not getting any responses. i still have not called 5 investors.

I did not get to open the LLC account at the bank as my relative and i need to dicsuss how I can set it up and take her off the LLC.

On the call with Homeless in MD the first strategy is to know your area very well. i am going to start in Alex, Va. It is an expensive area so i really have to see if that is the area i want to do my REI.

Plan for 3/2.
1. Research my City/County
2. Call on 5 investors
3. Download Dean's latest that I lost so i can finish it
4. Send out 3 ads for buyers

Lord, please let this negative feeling disappear so I can continue with ny journey to a better life.


If I had 1 dollar for everytime I've failed, I'd be on the beach in the Bahama's with an umbrella drink and nothing to do but more of the same. Chin up and percevere! You can and will do anything you set your mind to!

Thanks for the kind words Woody and Sdbox. I am not up to par as it seems that I am fighting a cold so everything is stressing me. Anyway, I found an example of realizing that quitting is not an option. When this incident happened I thought how it was paralleling my REI.

My husband passed in August 08 but I never transferred title of his car from the state he registered it to the state where I am living as I had to pay off the lien. I have been to the DMV 4 times recently. It seems that I never get the full information because I either have to make a correction or get another document. The last straw today was telling me that the certified copy of his death cert was not the one I could use although I had shown it to them 3 times previously. I felt defeated, stressed and alone as i focused on my loss of my husband and my frustrating situation. Thoughts of why bother,...let it stay how it is,... I am too old for this aggravation,... It is just too much work for what I thought was going to take me one hour,...life is too short I may not be here tomorrow so forget it,.. I am having too much trouble so leave the car where it is. I broke down and had a good cry as all these feelings and thoughts came upon me. Later in the day at work I got my composure back and felt that I to get the situation fixed.

Tomorrow, I am going to another DMV office to see if I can get the title in my name with the same cert and if they do not accept it then I will go and apply for another one(a 3 hour process). i am not over the stress of it all but i am seeing it as a lesson of how i do my REI. I just have to keep on doing my business no matter what defeating thoughts pop into my mind, no matter what numbing feeling overcomes me and no matter what roadblocks slow me down. I have to keep going.

i am will just read Deans book tonight and find the investing fit for me. i am spent

I'm sorry the DMV gave your such grief over a 'certified' document - SHAME on them. But GOOD for you for taking the bull by the horns and making the decision to get this taken care of. Go WC! Maybe if you call ahead of time and ask for a manger they might help you?

Linny,thanks for your prayers and Lea, thanks for the "Don't Quit" poem that JC posted. I need them both. It is so good to get encouragement from the DG family. I am not alone and should remember that. I am also feeling better both mentally and physically as my cold is going away and my DMV issue solved.

The good news is that i went to another DMV yesterday and the person accepted the Cert and all my other papers. I now have the new title and got it registered in my state. It goes to show that that we must not quit, just change the strategy. I like the following saying "If at first you do not succeed, try, try again". Also, "Trust in the Lord" .. and "Faith without works is dead". These may not be the exact words but I get the point and I need to live by them.

I am catching up on some work on my JOB today but will find time later to repost them as my Craigslist were kicked off. I will also post for rent to own clients. I know my bigest problem is having to ask and that has ben my downfall. That is why I went into buying new construction or market rate properties and going for appreciation. I depended on my credit and my knowledge. The bottom fell out of that market in Florida sooner than expected and me with it. I love to solve problems but prefer when people come to me but in this REI business it is a two way street. Why this fear? I want to overcome my fear or whatever is holding me back to make the calls. I do not have credit/fumds anymore so I have to either wholesale or lease purchase to get going. Is there someone looking for a person to team up with to take action. I need a buddy to get me over this hump. A coach would be great but unaffordable at this time. Seeing that I had to get through my DMV experience alone, maybe I can do this alone..but if anyone is reading this, PM me, lets us talk. I do need help and i am wiling to give too.

I am waiting on my cards but meanwhile I am setting up my website. I like the rent to own concept and have been a landlord previously so this may be my niche. I finished Dean's most recent book so now I have to get the rent to own strategy down pat so will reread that section, tonight.

I will be meeting my relative next weekend to get the LLC documents so i can open my bank account. I did not want to push too much.

3. Finish my website
4. Redo 3 ads on Craigslist

I have to post this as i made headway of overcoming my fear by speaking with a buyer tonight. I have the information on type of property wanted and have placed a classified ad on our website. This is a possibility which would never had happen if i did not make the call.

i completed my ads on the internet and started on website. i am not making any headway so for tonight i gave up. I will be closing off to reread Deans book again. I still have 2 investors to call.

I have not heard back from my Realtor in Fl as yet. I want to put in some offers to get a house for a buyer. She is sending me e-mails listing but no phone calls. I got my business cards and car magnet. I reread lease purchase strategy in Dean's book. I went to REIA meeting on Monday but was late (I got lost) so i did not get to network. I got only one business card at the end of the meeting. the speaker push was Internet marketing and how to get tons of buyers and sellers. I will have to get a question out on how websites are working and if people are getting hits. Also, what type of websites and email program are being used. I continue to read posts especially the journals. I posted a request to get a investor buddy on this site investor. I left a message for Rina.

i spoke to Rina today who took the time out of her busy schedule to speak with me. i had a great conversation with her. I will follow some of her advice. The first one - just do it - .

My FL Realtor called me and said that she will be checking if her title company will take 'and assign' or do double closes. She will get back to me on Friday. i will be sending my Realtor Deans letter to make certain that she knows what i require of her as my Realtor.

I had an evening out after work with my daughter and her 2 sister in laws by attending a movie screening in DC. Told 3 friends that I was giving REI another try. i am getting my confidence up Rina. Thanks for your call.
