Selling a house is a very serious matter. These days, sell your house, either no one will buy it or someone will but the transaction will not be favorable to you. Any how, you will not be satisfied with the probable outcome. It is a challenge to look for someone who will buy your house since houses today are very expensive.
If the house you’re selling is big, then your target buyers should be families. But if it’s just a small space, then don’t sell it to someone who has 4 kids. They will not feel comfortable in the house, and the tendency is that they will not stay there for good and will be looking for another house big enough for them.
Don’t trick your buyers by hiding all the damaged parts of your home. If something needs to be repaired or replaced, then you have to do something about it. Don’t lie and pretend that the house is in good condition when it is not. Also, be prepared to accomplish everything on your own. If we’re talking about major renovation, then ask help from someone. Carpenters will be a big help in this situation. But if the damages are few and stunted, then you can do it alone because it will save you lots of money.

Just curious...

but is this something of a personal matter with you? The reason I ask is because it really doesn't seem too uplifting for alot of newbie DG investors on here. I'm not trying to be rude towards you, but this just doesn't seem to be encouraging, especially for those that have bad credit and like me, laid off, or no job at all. Just my two cents worth.

Thank You vidyasagar -- what you are saying is VERY true nowadays !! It is a cold slap of reality : which we ALL need .. But if you remember Dean has reminded us of that as well......... Dean always says that his books will not " spit out 100 dollar bills " , but it is a plan for investment and wealth building.

Max -- I agree with you as likewise I am laid off --- credit is wrecked and need all the encouragement I can get... lol !!

Bottom line is this program takes work and effort and determination as well as perserverance. The toughest aspect is finding buyers that will buy your equity or replace your interest in the property... There are a boat load of motivated sellers and properties !!

Is anyone having any luck finding buyers? Please share your stories with us and tell us HOW you were able to find them....

Craigslist is flooded with real estate and is no longer a viable , effective source... All I get is spammers or people that have properties and want me to buy what they have....

I all so had a bad experince with greggs list,But that being said I have had a lot of good experince with other Internet sites in finding buyers.You just have to screen your buyers and be shure the property is ready to sell.

about craigslist being so flooded with real estate and spammers. Best thing to do is to use the tools and resources that Dean has recently provided us with and if you were a part of last weeks Blitz and bought the materials that were offered, those tools as well that came with them. I've kind of decided to forgo a long buyers list for now being that in the past I've had to weed out so many frauds(cash buyers that weren't). Now I've decided to go with HML's. But that's my comfort zone for the moment. No more
Short Sales for me, they take too long and aren't guaranteed.

Last minute showings do happen. In fact, many motivated buyers will add your home to their list that day right at the last minute. It can sometimes be an inconvenience and it’s easy to decline and ask them to reschedule.

In my opinion if you are selling a property you should allways be prepared to show it to a perspective buyer.If your not avaible have some one to show it for you.NEVER let a potintional buyer be turned away.
