I have recently put out four offers on some real estate in the area. Today I heard back from one of them but the owner came back with the minimum amount they can take for their property. Have to go from there now to see what I should do. It is a nice place 3br 1 bath 1200 sqft privacy fence around the back yard. With their price they want it is about 13 grand under fmv which I think is not a bad price.

Good job on making some effort!!! Now I noticed that you were interested in that home but is 13K under FMV gonna be enough for you to profit on? Is it renter property? If you did your homework and you KNOW based on numbers you can profit then hey.... why not?
HOWEVER...
If you already had a set number and amount of profit you'd like to see being made on the deal and your NOT getting that... I might walk away personally because you already know what you want and what your asking price NEEDS to be to get what you want.
But again, if it works for you and numbers say yes GO FOR IT!

Hello all and thanks for the replies, here is more info about the place and the like, I offered 30 grand for the place the owner came back with 39,500 and was listed at 44,000 with a FMV of 52,000 on the low side. It has 3br/1ba, 1261 sq ft, been on the market since 4/17/09, nice neighborhood, privacy fence around the back yard,remodeled with new paint and flooring,near schools and baseball fields and I know the area the high school has a new football field with track,under l/2 ac lot, central heat and air, 41-50 yrs old,and it is in a good neighborhood. Well I am thinking about walking away as it is well above what I offered even though I was looking at it for rental use and the cashflow would be a little low from what I figure but I did put in an offer and still have 3 I am waiting for too and maybe these will be better. Thanks for the replies.
