I havent posted much about what I've been doing, but so far Bird-Dogging has been the route I've taken for now. A broker found me on a Craigslist ad I posted looking for buyers to build my buyers list. She asked me about what I was doing and I explained the wholesaling and assignment of contract techniques I was putting to use. She said that sounded good to get started that way, but wanted to know if I wanted to expand on it with a program they are working on. Essentially they are working with an investment group that is specializing in buying homes in short sales. They gave me a list of homes through the MLS in my area and its my responsibility to contact the realtors and get the information on the houses. After several conference calls with them and others in the program, I finally worked up the nerve to start calling these realtors. A few were skeptical but others were jumping at the opportunity to have an all cash buyer to unload these short sales to. Last week I called 12 realtors with 6 of them giving me the required information. Three of the properties have offers and have been sent to the realtor. So if all goes well, I should get $500 per offer that closes escrow and $1000 per offer on properties over $900K. Its been fun so far and I'm working on doing the big stuff down the road soon.
