OfflineI posted earlier on a property that I purchased in Arizona. I wanted to give all of you an update on it. I bought a duplex in Arizona for 52,000. It hardly needed any work on it. I have both units rented out for 1,100 dollars. I don't owe anything on it but I just decided to refinance it. It looks like I will be pulling out about 80,000 dollars. My payment with taxes and insurance is about 550. So on that one deal I basically just made 30,000 and I'm still cashflowing over 500 a month on this little deal. I love it. Real estate is amazing. Now I will be using that money to purchase another piece of property. Anyone can do this if they put some work into it!

Can you give us the details? Did you find the duplex on the MLS or other resources? We are here in AZ and are looking for a mentor. Can't seem to get going. I guess you could say we are suffering from "over analysis, peralysis"

Great job on that deal, real estate has SO many ways to make money with it it's just unreal and one of the most secure types of investing you can do with a little education like Dean and a select few others teach.

Thanks for the post rhuges. I would love to hear more details about the deal. I too am in AZ and just finishing Dean's 2nd book. I'm very excited to get started investing, but still fighting some of that fear. Also am needing maybe just a little extra guidance.
