It has been 9 months of grueling hardwork with this business but I can finally breathe some relief. Here is how it happened..
I ran into an investor/Realtor that I had met at an investor's club (go there). He knew what I was doing and said he had a property under contract that he wanted to flip thorugh a double closing (it was a HUD property). I told him that I would contact my buyers and get some people to look at it. He agreed to pay a fee for $3000 if I did, it was obvious that he was making much more but I didn't care.
The deal looked like this..it was a split home valued at $95K and he had it under contract for $15k and we would sell it for $30K, he would get 12K (minus closing) and I get 3K. Heck of a wholesale deal! Of course it need some work but that's not important here.
It took a few showings and some phone calls to finally get a buyer but we closed today. The crazy thing is that I didn't do anything but bring him a buyer and he did the rest. AMAZING! I have marketed with bandit signs and made offers though my Realtor and yet this was how it happened. God works in misterious ways and I will take it!
The lesson to be learned from this is to get out there and network because without that this would 've not happened. I have always been shy and not very confident so if you feeling the same way , JUST DO IT!
The other funny thing is that today I got Dean's new book. Coinsidence or maybe Deans way of saying "I told you to hang in there". I want thank you Dean for changing my life and to the DG family for being there when I really needed it. I know I don't come here often because I been so focused on making offers but now I can relax a bit and give back.
FAILURE IS NOT AN OPTION!
