At the live EDGE event some of the guests were referring to average costs per square footage when rehabbing a home. Thus, can fellow DG Members share, where they live in the country (state and rural or city) and what typical rehab costs may be per sq ft for items such as carpet, paint, flooring (tile, ceramci, pergo, etc.) roofs, painting, rehabbing a basement into a rec room, updating a bath etc.?
If we can have a summary of the typical items to rehab a house then everyone who finds a rehab project might be able to get a better idea of the cost of the rehab by the sq ft of the home. Thanks for shaing your numbers. Good luck on all your rehabs. Believe and Achieve!

In New Jersey, ceramic tile can be anywhere from your clearance special item, $1.75 a sq.ft to $3.00 a sq.ft. Of course if you are going over a wood surface with tile, you then must put a sub-floor down. Most subfloor material run about $10 per 15 square foot. Continued success.............Lubertha

Thanks for the tip on tile costs and sub-flooring. It is good to try to make a cheat sheet for pricing a home to determine the FMV after calculation the repairs. Another way to go is to find a carpet broker in your area. We buy carpet from a broker in Redding CA. Top grade nylon for about half the cost of even Home Depot top grades. We found our broker in the local penny saver.

Actually we found an ad in the Redding Craigs list for carpet for sale. We found out later that the guy selling the carpet was a carpet broker. He had been in carpet for 15 years or so. He got the carpet he was selling from companies going out of business, and remnants. He isn't a discount house so you don't need any membership or anything like that.
I would suggest looking in all local classifieds for new carpet for sale. Or any other materials which you might need. We do all our own rehabs so anything we don't buy from Home Depot we find this way.
Many large construction companies sell their surplus this way.

There is a website that has lots of cost information on it. Everything from moving dirt to the more common types of rehab. It is reported to be a site used by insurance adjustors to determine insurance payments on repairing properties. Check it out; www.get-a-quote.net
