As we look at doing some cosmetic work for our new rentals, I realize it would be a good idea to try to standardize materials used in each rental unit. For example, the same color of paints for each unit, maybe you may choose a creme color for the walls and white semi-gloss for the doors and trim. This will help with future touch-ups and you will have to keep track of less items for future use. I also notcied that the 5 gallon bucket of paint is a better value than the gallon size. For kitchen and bath flooring, you may also use the same peel and stick square tiles for every kitchen and bathroom when possible. In the future, you may even have a few extra square tiles on hand, so if you have to change them over the years from tearing, damage, etc.
I also think you can you this ideas for lighting, ceiling fans, carpet, etc. When you get a system for every aspect of your investing and rental units, it will take the guess work out of what to do and make more time available to find the next deal!
