Bryan, your "friend" is right about most Banks NOT accepting ASSIGNMENT FEE'S, so in conclusion to your question, you should be really looking to WHOLESALE "regular" deals, meaning, FSBO's, PRE-FORECLOSURE'S, pretty much any seller thats MOTIVATED.
