Hi Francine, I am sorry I am only responding to you now as I didn't see that I had a visitor. I am currently building my foundation to successfully achieve my goals. I have not yet completed any deals, but they are definitely out there so I say go for it!!! This site is very helpful as well as the other offered resources. Based on what is going on right now this is a great time to buy and hold for long term investments and wholesale properties to acquire fast cash with zero risk to either pay down debt and/or use for your down pymts. This would for me depend on the amount of repairs there was to the unit. If it was in good condition and if the numbers worked in my favor I would keep it for a positive cashflow. If the cashflow was not great and the unit was in need of alot of repairs and there wasn't that much equity difference then I would sell it. This scenario has alot of ways it could go. Hi, pleasure to meet you. Yes, I am a member of Rays REI club and have only been able to attend one meeting, since they are always in the evening and I attend classes in the evening, but it's a fantastic group and def recommend attending the meet-ups. I did go thru the mentoring program and thought the information provided a great foundation to understanding real estate, however, I personally would have preferred to focus on one method to facilitate instead of learning something new every week. All in all, it was a good program, but in my opinion a bit too pricey. They work with a few different companies, so everyone doesn't use the same company, nor does everyone pay the same amount...I def recommend it, but just make sure you don't spend too much moolah!
I am always interested in joint venturing with other investors, so don't be a stranger and let me know when you have some properties as I do have buyers..
