What is the community like you are looking at? Is it growing?
First get one of dean’s contracts and secure the property, make sure you have covered yourself. With Earnest money applied after 30-60 days and prior to a satisfactory property inspection. You can build in a profit margin of 2-10% pending on what the sellers is willing to take and what the future buyer will be willing to spend. Then you will sign the contract over to the new purchaser and they will pay for the earnest money. And you will get your % at the closing table.

I would be interested in learning more about the property when you get it secured with a contract from the present owner.

Nationwide Commercial property

Hi Donna, I saw your ad on the DG classifieds, I too am a full time investor, as well as being a licensed broker. Currently I specialized in bulk deals and my contacts have sent me some inventory that they have that could be purchased around 40 cents on the dollar. There are quite a few multi families however most of them are underperforming, and might be in need of rehab. Does this fit your model?

The multi-family that we purchase are 50 to 500 units. Prefer occupied, but under performing and vacant will be considered on a case by case basis. 1985 or newer preferred. 500k to 5mil. Value-add, able to achieve break-even occupancy within 3-6 months. Defaulted and distressed is a plus. I would be very interested to know what you have.
