I have not done an assign but I'm working on bird dogging to build capitol first. What part of the country are you in?

Pretty good, I just got a pretty exciting deal in my inbox and I'm having my contractor investigate repair costs. I'm looking at houses tomorrow. Everything is going according to plan. How are your deals going?
My partner and I do short sales but an agent that we work with wants to sell some great commercial land. I live in Missouri. There is businesses all around it, Price Chopper, Walgreens, CVS....
My question is how do I structure this deal to get paid? Do I put it under contract with her and assign the contract to an end buyer? She owns the land free and clear. The land is worth 600K and she is willing to take less than 50cents on the dollar and probably is negotiable.
Your help would be greatly appreciated.
