you have very good advice I think and Im new to real estate Investing; A little scared I am with trying to make sure the paperwork is all done in the right order and at at the right moments/time. Im looking for someone to reasure to me to order in which they follow and I hope you may help me, please. I am also wanting to know if you could help me land my first deal. I really need this so i can have money for myself to find a place to stay and start living comfortably. instead of bed hopping. Ive been through alot for only being 21. and through all of it I have still managed to stay sweet and nice to everyone, a caring person. I have Motivation I need Help with the closing the 1st few deals. I don't have an attorney, but I found a realtor who does do contracts. and a couple buyers, But i was wondering if you would handle a property from me that i have found or will find here in short time. I just want to be sure of myself and know I'm smart in this. I dont have time to not do well. I don't want to look stupid or un-prepaired by anyone else. Will you be my mentor and help me? Funding: Executing Judgment Lien against Real Estate

Hi Mike:

Thanks for your suggestion. I have spoken to several RE attorneys both formally and informally about this project. Due to the challenging economy, most are not willing or able to work on a contigency basis. They see this as a billable hours situation and they want funds on account to work with to cover the procedural costs of getting the deal done.

Do you know any awesome RE Attorney practing in Upsate CNY?

Otherwise, I'm still "on the prowl" for that $30 grand.

Someone emailed me regards to selling commercial land at the Oceanfront. It's .73 acres and has utility lines established. Great for a bank, gas station, or restaurant. Good evening. I need help! Any help would be greatly appreciated. This is what is going on. I am in my day 2nd day of reading 30 Days and thus far I am on pg 43. I opened a profile at Trulia.com to find an agent. I got 5 prospective answers and 1 actually called me today about a couple of hours ago. We have set up an appointment for tomorrow at 12 pm MST. I have no idea as to what I have to say to the agent! Please help, any feedback would be greatly appreciated.

This is the letter I sent out to my prospective agents:

PROFESSIONAL REAL ESTATE INVESTOR LOOKING FOR A KNOWLEDGABLE, ENTHUSIASTIC AND MOTIVATED AGENT TO WORK WITH IN LOCATING PROPERTIES

Hi, my name is Michelle Chavez and I am a new investor in the El Paso, Texas area. Due to the current economic conditions, I have decided to ramp up my existing operations. I not only represent myself, but I also have several investors in and out of the area that I help find, rehab, rent out, and manage properties. Because of the money backing me, I have set the goal to buy one hundred (100) properties within the next 12 – 18 months. Some of these properties I will buy and hold myself, some of them I will sell to other investors, and some I will buy, fix up and flip for myself.

Regardless of the strategy I use on each property, I need to be very aggressive on the price I pay for the property, especially in the current market. I have not chosen a real estate agent to represent me yet. The agent that I choose cannot be afraid to offend other agents with low offers. The agent I choose also will have to be available at all times. I use several strategies to buy and sell properties quickly including making verbal offers when permitted. I will also look at a lot of properties and buy only a few. So an aggressive work schedule will be required.
The upside for the agent that gets accepted will be lots of commission. We will close on properties every month. I will pull in the agent on For Sale by Owner deals. At times I will write additional commission into the contract when we ramp up to full speed.

All that aside, I am a professional and I expect to work with a professional. I want to make money and I want the agent to make money.

Here is the type of properties I am looking to buy:

• Starter homes
• Single family homes 2–4 bedrooms,
• 1–2 baths at least 1,000 sq. feet.
• No mobile homes at this time
• No home built before 1950
• Properties located in the El Paso, Texas and surrounding areas to start with --- willing to move outward
• If you find it to be profitable enough for both of us
• Prefer to stay within low-crime neighborhoods

If you have properties that fit this description or would like to represent me, please address my initial requests that I have listed and contact me at your earliest convenience so that we may begin working towards our first successful deal.

I just wanted to stop by and say thanks for giving me sound advice when I seek it! You along with many others on here have been very nice and helpful regarding my researching this field. It has been very interesting, educational and motivating! Believe it or not, but I am learning so much just from reading all of ya'll experiences. Now I know that doesn't mean that I am ready....by all means no..lol...but I can say that it helps me to get an idea of pretty much how things sorta work. Ya'll are keeping my interest and fueling my determination in succeeding in RE period, whether I begin with investing or simply starting out as an agent as I learn about investing.
