I am a real estate investor supplimenting my income at walmart (sounds better).
Currently at Walmart (overnight stock) next month starts year 3 (oct 09).
x-yet continuous sideline Website Server Host......, computer mobile tech., Network system backup..... (pro & non pro since 80's, much online marketing), also.......I hosted karaoke shows thru 90's.
and an x-mortgage broker (national Residential/Commercial Financing etc....)
incl'd investment properties.... i.e. VA Home Loan Officer 5yrs,
SISA/NINA, Fix-N-Flip, HD$, conventional and rest (no arm's !!!)
and rounded in similar commercial financing (Construction, Permanent, ....)....also a loan processor for all above 3yrs
I've been wanting to invest in real estate for years...but between jobs.....I was late on just enough child support payments to have them ding my credit....and anyone who pays child support that get's that fact published on their credit report is not allowed to purchase real estate and financing through institutional lenders even with a 687 FICO mid score (as of now...only 5 payments left and some change).
Anyway, I was going to wait until I could experience that additional income in my bank account for a year and then apply it to investing...
I've been unassertive for the last few years, and now suddenly excited about learning the other side of the financial industry I never suspected.....and the opportunity to achieve success from where I'm starting...
In fact,...to get myself motivated, I'm teaming up with Steve Shean (best of friends (and have worked together in a couple business' as associates or partners)....Steve's on the move within two weeks (mostly time spent in reading Deans books and the website forum and tools...), Steve has began house walk through's.....anyway, I had Deans books in plastic....still in the unopened shipping container for two months before I opened it.
I've been on vacation these same last two weeks... I have pulled forclosure listings, auctions, county properties of the 4 states I traveled.... to see what was out their and think.
You (all here with and including Dean), have inspired me to go.
I've thought like my brother who is an investor and many family generations prior.......who buys a prime piece of land in the path of development and pass it on to your grandchildren in 50 years and make their lives happy.
I'm so glad to be connected here, and I have been blessed with contacts from mortgage business including mortgage brokers, investors and REA's through the computer repair business as well as with Title (whom I have begun to call)... and even with this back-end knowledge.... I still am a newbie, and a bit scared....
But I'm up and proceeding forward and even though I had set September 11th, 2009 as my official start-up date, I've already began driving alternate routes home from work and while out to visit family and have done some comp's.
I should also say that I don't think anyone can really appreciate the total view real estate research and marketing webpage for property comps unless they've utilized those sites and more to gather info and then try to compile it, organize it, and digest the material to evaluate a property. It's all here on one page for everyone here. Dean is awesome and so are the pro_grammers that put all this together....WOW.
