About Me: 

Right now it is 2012. I began Investing in Real Estate in March of 2008. I started that process by learning. In 2009 I bought my Duplex with a 585 Credit Score, In house loans Check em' out with your local bankers. June 2010 to December 2010 I worked directly for Matt Larson, what a ride that was. In the end we had different views about out we wanted to get things done, and parted as friends. Jan 2012 completed first Assignment of Contract to Matt, after nearly 4 years of trying. 2011 was a tough year and 2012 is starting off on the Left Foot ( Marines Get that!).

I am 27, married, and have a 2 year old baby boy that is a champ. My wife and I have been together for 6 years and we have been embracing change as an almost everyday occurence in our life. Sometimes as a pain in the ass.

I am an Apprentice Pipe Fitter with the United Association of Plumbers and Pipe Fitters Local 25 Rock Island, IL. I started this 5 year apprenticeship in August 2011 and love what I am doing.

Real Estate is not my Full Time activity, instead the goal for myself is to create my retirement from it. Being in a very strong Union has amazing benefits that have been earned, one is an excellent pension fund with an great history of performance. But I know that pension will not pay until I retire, nor will it match the performance of Real Estate.

Where do you see yourself in 10 years? I'll be 37 and teaching welding classes at the High School I graduated from. I love to teach people. I want to teach kids before they are put into the real world, skills to get a paycheck, and skills to invest. I want to teach kids who were viewed by their guidance counselor as someone without academic abilities, whose only real success would be working with their hands.

I want to prepare kids to be open minded and always be on the search for opportunity. I've been down a few paths for myself since high school. Auto school, Marine Corps, Cement Manufacturing, Real Estate Investing, Production MIG welding, and where I am now, Union Pipe Fitter.

Here's my advice to you, and also a lesson from Matt from when we parted ways, if you know what you want to do, then do it. There is nothing better than seeing someone who has clarity of what they want in life. He wanted me to continue to work for him, but I had made my decision and that is what he respects most.

I have no interest in doing Real Estate Full time at the pace you have seen the top level performers on this website. I have a strong desire to be in a position from my Investments to provide an excellent weld shop for High School Students to have the maximum benefit. I want them to have the chance to learn skills that can earn them a high paying job, but to also have skills on how to expand their means and be able to work if they choose.

I have no desire to spend the rest of my days after making a killing in real estate, on a beach with nothing to do.

1371 Combat Engineer

I am a Reservist at the Rock Island Arsenal. I have been to New River passing throgh a few times. I went through the hatch in November 2004. Final Drill requirment is November 2010. I may or may not stay in. I haven't done my MOS since I have been there more than 3 times. I finally changed my MOS to 0931 CMT (adapted form of PMI) and I have been very busy with that MOS running rifle ranges.

I love talking to Marines escpecially when they are Investors. One of the Sergeants in my unit got out 2 years ago. I had a Duplex up for sale on assignment and he had called on a bandit sign. We were first discussing the deal for about 10 minutes then we asked what eachothers last names were.....45 minutes later we were amazed that we meet this way!

How long have you been investing? What books have you read? Let me know I love hearing other peoples opinion on their books and education. Good Luck to you as well. Failure is NOT an option.

i am a candidate for bad-credit. I am a single-mother of four, including a grandaughter and I am solely resoonsible for their well-being. I have worked in educattion for 12 yrs. I look at my reitrement and i almost am in tears. I can't believe that i have to work another 17-18 years to leave my children such a small amount of money. They deserve my love, my values and good teaching so that they are able to take care of themselves and also to pass it on tho theirs. i am here to let you know that i am so determined to win because their lives depend on it. I would do anything to secure my future and theirs. I want to be an excellant example of hardwork and dedication. I want them to know that their persisitence will pay off, when they have faith.

Credit worthy or Not?

whereas I appreciate your title to this journal, i still need to find out who has proven them wrong? Are you guys actively working deals? I have completed 1 deal w/no money down, or up front, so I know it works, i would love to find others who are having success. Here's to your overwhelming success!

Down Payment Assistance(Residental/Commercial)

Hi!

I recently purchased Dean's new book and reading it now. I am finding it very useful.

I am interested in networking and effective marketing. I have a business associate that has Private Lenders that provide "Down Payment Assistance for Residential & Commercial property, and you do not need to go through a bank.

Can this resource be of interest to investors.

Thnaks for the wonderful praise. I was simply amazed that I had made it the finals. I didn't really expect I would go that far with only one deal done so far, but I was talking to Matt about it and he reminded me that it is not the number of deals but how your story is presented and the challenges you have to overcome to get that deal DONE!

I am planning on attending the EDGE 2010. If I can get my schedule open for it (hopefully I will have it figured out by the end of this week, I have 2 weddings, marine corps drill, mothers day, and my son Hunter's 1st birthday all in May)I will have booked the hotel and flights by This Saturday and I will be flexing my public speaking skills to Dean and his team to see if 5-7 minutes would be available for me to give a speech about my deal and how I was able to find financing with a 585 credit score. I love talking about motivation and I hope that my posts do get people moving like I know your posts have gotten myself and others to take action.

I just got out of the Corps back in Nov '09. I did 8 years, first 4 years as an NBC Specialist and my second 4 years as an EOD Technician. That is awesome that you worked directly for Matt Larson. I have been investing about 20 years. I am a retired from the Army Reserves. I had about 17 active mortgages in my early investment career. At the present time I have no debt on the investments but have kept open the lines of credit for the right deal.
Much less stress when you don't have mortgage payments.
I have found that each realestate deal has its own unique challenges. At the present time I have 5 active court suits for confirmation of tax deeds. Each situation is quiet different and sometimes there will be an alligator ready to bite your but. This is why I say the path of least resistance is what makes rivers run crooked.

Improving My Poor Credit

Hi James,

I wanted to if you are still excepting members. I have very poor credit, so bad that now I can even get people to allow me to rent a house from them. I went to school for Medical Insurance Billing and Coding, I have a job that I have been a little over a year now. I am working on getting my Bachelors in HealthCare Management and getting my CPC & CMRS. I am smart and I work hard everyday. I started in real estate to earn more money. I decided to start wholesaling, I am still trying to get my first deal. I have several other businesses which you can view both here on the DG website once you click on my name. I need a small loan to help me build up my businesses including my real estate. Can you advise me on this situation? And how can I join this team? Thank you.
