Let me leave you this tip by a founder of a huge shopping franchise we all shop in our area. It's from the great "Sam Walton", owner and found of WalMart, who coined the very popular phrase "It's easier to copy than innovate!"
His point is a very solid one. He's trying to say instead of trying to figure it all out on your own, learn from those that have already battled through and forged that path and do exactly what they do!
Now, there is certainly a place for innovation but during an economy like we're experiencing now and especially if you're just getting started, the smartest thing you can do is identify what successful people are doing and copy them.

Hi John,

I just read your comments on my account page and you really seem to be seriously motivated, I found a link that I think might be helpful to you. It is for REI clubs in Jersey. FInd one or two or three close to you and go there (with business cards if you have them, highly recommended) and talk to the people there, you will find at least one buyer for sure.
When you sign in, ask if you can sit in as a visitor ... (ie for free), my local club charges $125 to join! I did not pay it, I got a lot out of my first meeting with them. I will go back and I will pay the dues, I have just been too busy with personal things lately and just could not attend. I know that many of the people in my group, attend many meetings in the county. I suggest you find a few close to you and attend them all this month ... I would guess that you will run into the same people over and over. Those are the ones you need to hook up with, those are the ones who are serious and are putting in the time and effort to meet other investors in the area.
Look into it, go check out a couple of meetings, take a deep breath, take a leap of faith and talk to 2 people in each meeting (for me it was tough, but I met wonderful people and have 2 great contacts because of it - one buyer, one realtor)

I do not know how to do this, start a new thread and just ask the general DG community, someone will let you know. Honestly, I have never even tried to find out how to do it. I am sure it cannot be too difficult though.

To put a picture on, go to "my account" on the left hand side under main section...

Then when that comes up, click on the "edit" tab right next to the "view" tab

You should see the upload picture and browse the computer for a pic...And you should be good to go

I did click on your site but it says it's not published, so people can view your site you would have to publish it first, let me know once you've done that. In order for your site to be searchable it has to be published first then you can fwd your http link to anyone, let me know if you got that. I just got Deans Books about a month ago. I just need some directions on getting started in wholesaling since that seems to be a good way to get started with no money and bad credit. I have spent hours at my library looking for this info. If you dont mind tell me something about it or point me to someone you may know who can. Or anyone reading this please help. I need to make a better life my daughter. I am serious as a heart attack on doing this.

Sorry for the delay, it been like a roller coaster ride with REI, but I'm loving' it! I'm waiting for a deal to come through on a house offer I put in. Got more homes to look at with my agent tomorrow, but I been looking at properties FSBO, either their mortgage is higher than the equity which I had a few of those or the owner was just curious & wanted to know what they can get out of selling right now, the funny is that they showed themselves motivated from the beginning than it totally changes once they find out the results about their property & decide not to sell. How is your adventure coming along, how many deals you made so far?

things are comming along...

in the process of buying a multifamily that is in the waiting process till bank gives the yes again... should be closing in 2-3 weeks...

another deal popped up today, that going to try to assign...seller already said yes, so putting a formal offer in, and hopefully getting it done...

and another offer in on another house that has a pretty decent chance at getting accepted...

So technically no deals, but close on a few...but close don't count in my eyes

Sometimes it could be a slow process but your seeing some results now, I hope you get these coming up, are always putting in on your offers 30% below the asking price, or do you sometimes go over 30% just to get the offer accepted?

Sorry I havent written back. I just checked my account and found your post. I am in a very hard time in my life, I just had an open house today (FSBO), poured rain no one showed. I have had an investor (ex friend and her husband) offer me $140,00 for my house. I have it listed for $249,00 (realtor advised me) I have to say I was very into doing investing (even though at this time I cant get started at it with a job search going on, trying to do some minor fixing up on my house to make it more presentable for selling, and selling it for enough to pay the mortgage, credit cards, and a little ($5,000) to buy a used car, mine is shot, and still walk away with enough to start fresh. After the incident with the investor, I have a different perspective of looking at this investing thing, (from the side of the homeowner who was offered a rediculously low price) and was offended at the prospect of someone profiting from my misfortune. I still want to become an investor, but I now have a hard time thinking of offering rock bottom prices to people who are in the position like mine. It doesnt feel good from this side. I suppose I could get into REO's I would have no problem with low balling banks. Anyway at this time I have way too much on my plate to start investing, cant think of much else, although if I could make money it would be an answer to my prayers, but its too late for me to save this house now short of winning the lottery.

Always good to hear from you, what's new with bud? I about to close in on a deal in 2-weeks which I will post it up after for the whole world to see Smiling Just been having fun trying to find end buyers that's really the kicker. Finding good deals is not hard to find these days it's finding buyers to assign it. Thank God for advertising it does work thou, so I have 2 motivated buyers right now interested in the property. I will keep you posted on it. Get ready for another cold front it's coming, I can feel it already!

lots of crazy stuff...a few deals in progress...Should be closing 1 of them VERY soon...So that is great...looks as if both of us are moving along which is great...

deals usually aren't a problem...I agree...its more of finding the buyers who want what you find them...but if the numbers roll, you will eventually find a buyer I think...so Ill keep plugging away at that like you are...

as for the cold front, oh yeah...can def feel it coming...lookin forward to that posting...Good luck and hope it all goes according to plan...

I think I'm beyond help at this point, short of winning the lottery. Im having another open house this sunday, I hope people will show and I sell it soon, my brother is floating me for the mortg and told me yesterday he doesnt know how long he can do that. I feel under pressure more than ever, i may have to go with a realtor, (another way to lose more money on this house, I may have nothing to start out fresh with) Any way my email is i dont know how often ill get to check it right now, I am going crazy with last minute things to get ready for the 2md open house, but feel free to email me.

You're not alone so now is not the time to quit. I encourage you to always come on DG site on daily basis to read all the info that is given to all of us for free, you can't beat that. I always encourage new starters to start with assigning so you can build your income faster then go with other options that Dean mentions. We are all a family here so don't hesitate to ask questions & your a step ahead because your also part of the success academy to help you with REI.
