Let me leave you this tip by a founder of a huge shopping franchise we all shop in our area. It's from the great "Sam Walton", owner and found of WalMart, who coined the very popular phrase "It's easier to copy than innovate!"
His point is a very solid one. He's trying to say instead of trying to figure it all out on your own, learn from those that have already battled through and forged that path and do exactly what they do!
Now, there is certainly a place for innovation but during an economy like we're experiencing now and especially if you're just getting started, the smartest thing you can do is identify what successful people are doing and copy them.

I just read your comments on my account page and you really seem to be seriously motivated, I found a link that I think might be helpful to you. It is for REI clubs in Jersey. FInd one or two or three close to you and go there (with business cards if you have them, highly recommended) and talk to the people there, you will find at least one buyer for sure.
When you sign in, ask if you can sit in as a visitor ... (ie for free), my local club charges $125 to join! I did not pay it, I got a lot out of my first meeting with them. I will go back and I will pay the dues, I have just been too busy with personal things lately and just could not attend. I know that many of the people in my group, attend many meetings in the county. I suggest you find a few close to you and attend them all this month ... I would guess that you will run into the same people over and over. Those are the ones you need to hook up with, those are the ones who are serious and are putting in the time and effort to meet other investors in the area.
Look into it, go check out a couple of meetings, take a deep breath, take a leap of faith and talk to 2 people in each meeting (for me it was tough, but I met wonderful people and have 2 great contacts because of it - one buyer, one realtor)
