Closed a contract assignment this morning. 25/1 pipline!! $10,000

Closed another wholesale deal this morning. Walked out with a $10,000 check. Got it off the MLS for $415,000, assigned the contract to my buyer for $425,000. August has been a pretty good month so far

$29,000 Wholesale fee. LLC transfer. 25/1
$9,600 Co-wholesale. Networking
$2,000 Co-wholesale. Networking
$5,000 Co-wholesale. Networking
$10,000 Wholesale fee, contract assignment. 25/1

Total so far in August - $53,600 closed and collected.

Got one under contract that does not close until Sept 23. Co-wholesale. $6,000. Networking

Grand total of $59,600. Not a bad month, maybe 20 hours total time in all 6 deals!

Every one of these was a zero money out of pocket deal. What Dean teaches is REAL and WORKS period.

My 25/1 system is just like what Dean teaches. I have several agents that I offer through. They all provide web based contracts and have templates set up where all they do is change the address and offer amount. After sifting through the days leads (like Dean teaches us) I send my agents the MLS number and the offer amount. They email me the contracts and I sign them and send them back with POF and a copy of the earnest money check. We then start tracking the properties and re submit every two weeks or so.

As far as unlisted motivated sellers we use every marketing technique know to man! Bandit signs, mailers, door knocking, handing out cards, door hangers, phone calls, attending every REI meeting and event we find and driving for dollars. We are starting to build our presence on google, facebook, linkedin etc. This is what we call our "virtual bandit signs". It is the wave of the future, every one has a smart phone!

We never stop building our buyers list. Again we do what Dean teaches in his books to find our buyers. Auctions, REI meeting, events and clubs, bandit signs and craigs list have been our best sources.

Lots on offers on the right properties and real buyers is the bottom line.

Quick question Michael....

So when wholesaling MLS properties, how do you present them to your buyers? I'm just curious because I normally deal with FSBO and put a box on the door, but obviously this is not an option with MLS properties. Thanks!

This is not a problem on a vacant MLS listed house. I have worked with my agents long enough that they don't mind me giving my buyers the lock box code during the inspection period. After all I need to get my inspections done and my contractors in there and my PM partners (wink, wink)in to approve the deal. Occupied MLS listed properties can be a pain but we do the same thing, Sometimes we have to set a showing and my agent has to be there with my buyer, sometimes not.

You will get copies of two checks from title companies totaling $39,000. One cash payment receipt of $5000 for two contract assignments and a copy of a $9600 wire transfer from the title company to my business account. When I close the deal the 23rd I will supply that co-wholesale check from the seller to me if you would like.

Hey, I got another property under contract today and one of my buyers is in there as we speak. Hopefully I can have that one sold this month. Looking at a $7500 fee on that one. That would bring the grand total for August to $67,100. Although $11,000 of that won't be collected until September. Of course, that one is not a done deal YET, so I am officially still at $59,600

I am a LONG way away from what Matt does. I hope to get to about 1/10 his level!

I figured as much. Its a fair request though. I have no problem with it.

I kind of quit posting my deals and offering advise on DG.com. However, at the EGDE, Dean personally requested that I continue posting and that he thought my posts were helpful. SO, that's what I am doing.

It was not easy buliding a list of REAL buyers.

It was not easy getiing agents to work with me at first.

It was not easy learning what type of properties to offer on.

It was not easy learning how to determine ARV.

It was not easy leaning to estimate the needed rehab/remodel and the cost.

It was scary not knowing which contracts to use or how a closing would actually take place.

It was hard to get out and talk to people when I had not done a deal, I had to fake it till I made it.

I overcame all these things by taking MASSIVE ACTION. I mean MASSIVE! That is the ONLY way. Was it easy? NO! Did I have to step WAAAAAAY out of my comfort zone? YES!

It was hard learning what to say and what not to say to buyers, sellers and agents. But I HAD to do it because I was DETERMINED to make REI work.

Mike, now it IS pretty darn easy!! I studied all of Dean's books, was a Success Academy graduate. Did what I was taught. Used lots of COMMON SENSE and built all of my SYSTEMS.

Now I am one of the top, if not THE top wholesaler in Colorado. I make 6 to 8 offers every day and go look at a property now and then. I network all the time. IT is NOTHING like having a J.O.B. I can do what I want, when I want. I never have to ask for time off!! The freedom I have gained is worth every bit as much as the money. I give to a local inner city church, not only my tithes but my time and help. I help others and give back all I can.

So was it easy to start and build our business? NO!!!

Is it easy now? YES!!!

MASSIVE CONSISTANT ACTION IS THE ONLY WAY!!!

There are plenty of deals out there! Denver has been a sellers market for 2 years! Highest and best, multiple offers and properties selling over list price all the time. Some one is buying and spending all the money!! 25/1 works that is all there is to it. Work it like Dean teaches!!
